6. Up to one (1) ROW schedule and up to one (1) update will be prepared. <br /> Deliverables: <br /> 1. One (1) landowner contact list. <br /> 2. One (1) preliminary ROW cost estimate and up to one (1) update. <br /> 3. One (1) ROW Schedule and one (1) update. <br /> 4. Up to eight (8) bi-monthly ROW Project Status Reports. <br /> 1.2 Valuation Process <br /> CONSULTANT will manage the valuation process for up to four (4) parcels. As part of the <br /> valuation process, Administrative Offer Summary (AOS) reports will be prepared. No appraisal <br /> report or appraisal reviews are anticipated. CONSULTANT shall meet all requirements set forth <br /> in 49 CFR 24.103. These services include: <br /> CONSULTANT Responsibilities <br /> 1. Prepare a valuation schedule for delivery of AOS reports. <br /> 2. Assemble all needed market data and valuation scope for each assigned parcel. <br /> 3. Send out landowner contact letters to the affected parcels in advance of the AOS, if needed. <br /> 4. Manage the delivery of the valuation services that include: <br /> A. Delivery of up to four (4) AOS reports for eligible parcels. <br /> CITY Responsibilities: <br /> 1. Review and approve valuation schedule. <br /> 2. Authorize Just Compensation by reviewing and approving, by signature, all AOS reports. <br /> 3. It is anticipated that an appraisal, an appraisal review and a Determination of Value will be <br /> provided by the CITY to the CONSULTANT for parcel number 00433600006600. <br /> Assumptions: <br /> 1. CONSULTANT will manage their staff to develop the most expeditious schedule for delivery <br /> of all valuations. <br /> 2. CITY shall provide all information to CONSULTANT that is required to complete the <br /> valuation assignments. <br /> 3. It is anticipated there will be a total of four (4) parcel valuations with four (4) non-complex <br /> AOS reports. <br /> 4. If it is determined that the value of any parcels is more than $25,000, or the valuation is <br /> determined to be complex in nature, the valuation of the parcel, including the cost for an <br /> appraisal, appraisal review and level of effort for those parcels will be renegotiated and <br /> adjusted accordingly. This will result in additional costs to the CITY. The following applies: <br /> A. AOS reports will be completed using the WSDOT LPA-216 Administrative Offer <br /> Summary (AOS) form. <br /> B.
