Please contact AFM Jim Venturo at 425-257-8124 to discuss the possible relocation of
the standpipe from the fire escape to the interior exit access stairwell. Per AFM Venturo,
shaft suppression will be required for the new shafts for the Type I hood and trash
chute.
Structural
1. The corridor live load should be corrected to 100 psf in the structural calculations and
design.
4. The fire escape, plans, sections and details should be submitted and verified by a
licensed engineer to meet the 100 psf load required for an exit, per IBC table 1607.1.
a. The drawings and calculations should indicate the exit live load requirements
referenced above.
b. The termination of the fire escape should be shown on the drawings, per IFC
section 1104.16.6.
c. The drawings should indicate new construction for the fire escape structural
frame, guards, handrails and the exit ladder.
d. Handrails and guardrails should be shown on the drawings to meet IPMC section
307 for height, location and number.
5. The requirement
exists in the Everett municipal code for single family residences but, due to oversight,
has yet to be included for commercial construction. A review of your design is
suggested.
6. IBC section 1704.3 requires a statement of special inspections, including seismic
resistance, per IBC section 1704.3.1. Please locate this statement on the cover/first
sheet of the submittal.
Occupancy
1. Please provide occupant load calculations, square footage per floor, and floor and total
occupant load by occupancy type, and building square footage.
2. Please verify separated and non-separated occupancies, and incidental uses in the code
analysis.
Egress
1.
