NEW HEWITT/HODGES ASSOCIATES, LLC age 8 <br /> HODGES BUILDING—ELEVATOR HOISTWAY ALTERATION January 12, 2017 <br /> Review of Fire-Resistive Construction Provisions <br /> IFC Section 703.2 requires opening protectives to be maintained in an operable condition. <br /> Section 1103.1 of the IFC states, "The provisions of this chapter shall not be construed to <br /> allow... a reduction in the level of fire safety provided in buildings constructed in accordance <br /> with previously adopted codes." <br /> A door at the Level 2 landing would provide some level of safety for the residential levels in <br /> the event of a fire conditions in the main lobby space. Therefore, based on the IFC Sections <br /> 703.2 and 1103.1, opening protection to the main lobby space should continue to be <br /> provided at the Level 2 stair landing. <br /> CONCLUSION <br /> When appropriate FRR construction and opening protection separate Level 1 from the <br /> Basement and Level 2, the stair between Levels 1 and 2 should continue to be open to the <br /> main lobby space based on the provisions of IBC Section 3404.1 and Exception 1 to <br /> Section 1027.1. <br /> New construction providing separation for the stair at Level 2 should support the level of <br /> FRR protection established for the stairs serving the upper building levels and also serve to <br /> maintain the continuity of the Level 2 corridor per IBC Section 1018.6. <br /> STAIR FROM LEVELS 2 THROUGH 5 <br /> The interior stairway serving the upper building levels wraps around the elevator hoistway <br /> from Level 2 through Level 5. <br /> OBSERVATIONS <br /> The flight up begins on the east side of the elevator hoistway, the flight down on the south <br /> side. These stair segments are joined by an L-shaped corridor element which occurs on the <br /> north and west sides of the hoistway, and serves as the elevator landing and stairway <br /> landing. Doors to three units are accessed via this corridor segment; 6 other units access <br /> the corridor to the south. <br /> Similar to the condition observed at Level 2 as described in the section above, doors were <br /> absent from the doorway at the top of each flight of stairs up through Level 5. At Levels 2 <br /> through 5, from the corner of that doorway, a wall with a cross-corridor door extends to <br /> separate the corridor to the south and form the existing helical,stair shaft atrium condition. <br /> Labels of unit doors and frames were generally obscured by paint. Markings of labels for a <br /> couple of the unit doors which appeared to have been recently installed indicated 90-minute <br /> FRR. This is consistent with the notes recorded September 15, 2014 with Permit B1401-024 <br /> which identify a 2-hour stair shaft. <br /> AEGIS Engineering, PLLC <br />
