Phase 1 Scope of Services <br /> Deliverables: <br /> 1. Final Design Package (stamped and signed) <br /> NOTE: PROPOSERS SHALL BASE THEIR NOT-TO-EXCEED PRICE ON THE PRECEDING <br /> SCOPE FOR TASK 4 AS WELL AS THE FOLLOWING ASSUMPTIONS: <br /> 1. Effort for preparing for design concept, design submittal review, and other technical <br /> meeting(s) is to be included in Task 4. Effort for conducting/attending technical <br /> meetings is to be included in Task 1. <br /> 2. The City will prepare Division 0 and Division 1 specifications and provide to the <br /> Design-Builder for inclusion in the Project Specifications. <br /> Task 6—Cost Modeling and Scheduling <br /> Subtask 6.1 —Cost Model Development <br /> The Design-Builder shall develop a draft cost model for the Project for review and approval by <br /> the City. The intent of cost model development and review is to have the City and the Design- <br /> Builder agree on the format for presenting cost models that will be used consistently throughout <br /> the Project, so that the City can easily track the evolution of estimated costs through the Phase <br /> 2 Proposal. <br /> The cost model shall use an "Open Book" approach such that all costing details are transparent <br /> and openly shared with the City. Costs shall be broken down to show labor, equipment and <br /> materials for each item. All escalation factors shall be identified. Fees shall be included <br /> consistent with the Progressive Design-Build (PDB) Contract. Contingency shall be included <br /> and derived directly from the probability-weighted Risk Register developed for the Project. The <br /> draft cost model template shall be submitted to the City for review prior to the design concept <br /> meeting, so that a first draft cost model can be developed for the design concept meeting. <br /> The Design-Builder shall incorporate and address City comments on the draft cost model <br /> template, and submit a revised cost model template to the City. The Design-Builder shall submit <br /> additional revisions as needed to reach agreement with the City on the format of the cost model. <br /> Deliverables: <br /> 1. Draft, revised draft and final cost model template in Adobe PDF and spreadsheet (or <br /> other native form)formats <br /> Subtask 6.2— Cost Model Updates <br /> The Design-Builder shall use the City-approved cost model template for developing cost model <br /> updates and its Phase 2 Proposal; however, with City approval the cost model template may be <br /> further refined as greater detail becomes available on the project. <br /> Page 15 of 20 <br />
