•
Mr. Ruben Sanchez
City of Everett
Plan Check Number: B1812-022, Second Building Review
March 19, 2019
4. This comment has not been completely addressed. Sheet A1.11 shows new accessible
spaces on both sides of the elevator core. See IBC Section 1101.2 and Comment 3 above
for additional information The following comments shall be addressed:
a. The boundary of the spaces immediately adjacent to the core is not defined. Striping
consistent with Detail E4/A1.11 shall be shown to confirm that the required minimum
dimensions are provided. See 107.2.1.
b. No additional comment.
c. The locations of the van-accessible spaces shall be specified on the plans.
5. This comment has not been addressed. The original comment stated that Detail E4/A1.11
specifies the access aisle on the driver-side of the van-accessible parking space instead of
the passenger-side as required for angled parking spaces. The detail has been revised to
eliminate the van-accessible space. However, striping for van-accessible spaces is required
per Comment 3 above. The detail shall be revised as stated in the original comment. See
IBC Section 1101.2 and ICC A117.1-09 Section 502.4.1.
6. This comment has not been addressed. See Comment 3 above. Accessible parking spaces
shall be provided with signage per IBC Section 1111.1. The signs shall comply with ICC
A117.1-09 Section 502.7, including additional requirements for van-accessible spaces.
Details specifying the requirements for the signs shall be provided. Note that the
requirements to provide signs are not exempt where painted accessible symbols per Detail
E2/A1.11 are provided on the parking surface. See IBC Section 1101.2.
Additional Comments:
7. The submitted revised architectural drawings are not scaled correctly. In addition, the
relative size of the plans and details with the same stated scale are not consistent. Note
also that the accessible paths shown on the plan, notably those located between the spaces,
appear inconsistent with Detail E4/A1.11. Revised plans with the correct scales and layouts
shall be submitted. See IBC Section 107.2.1.
Structural
General:
1. No additional comment.
2. This comment has not been completely addressed. The note and comment responses
appear to indicate that the proposed work qualifies as a repair. The"Codes" portion of the
General Structural Notes shall specify that the work has been performed per Chapter 6 of
the IEBC. See IEBC Section 502.
3. This comment has not been completely addressed. The requirement shall state that the
conformance review shall be performed by the Engineer-of-Record. See IBC Section
107.3.4.1.
4. No additional comment.
© 3200 Cedar Street G
425.257.8800 0 everettpw@everettwa.gov
Everett,WA 98201 425.257.8882 fax everettwa.gov
3 /5
