The Construction Type should be revised to"III-B"on Sheet G001-P in the`Project Data" <br /> section of the General Notes. See IBC Sections 107.2.1 and 602.1. <br /> 2. The maximum common path of egress travel is generally exceeded from most of the proposed <br /> space. The space is generally required to exit through a single door located at the suite <br /> entrance, and is further only provided with a single exit from the hallway to the building exit. <br /> Maximum distances are limited to 100 feet and 75 feet for B and I-4 occupancies, respectively, <br /> without a second exit path. See IBC Table 1006.2.1. <br /> 3. Continuing with the previous comment, the large Admin room at the north end exceeds the <br /> 100-foot distance within the room itself, particularly when the farthest offices are included <br /> (currently not included in the egress distances. The adjacent Breakroom may be used as a <br /> second exit if provided with the required exit features. Additional partial plans showing the <br /> stairway and exit path through the first floor should be provided in the egress plans. See IBC <br /> Section 107.2.3. <br /> 4. A modification was proposed by Mr. Leuck via a telephone conversation on May 21, 2021, to <br /> construct a "corridor"to address the egress distances. The proposed exit element would need <br /> to qualify as an exit passageway per IBC Section 1024 with the following construction: <br /> a. The passageway must extend to the building exit; the hallway between the suite entrance <br /> and the building exit door must comply as an exit passageway. <br /> b. The passageway would need to be constructed of fire barriers and horizonal assemblies per <br /> Sections 707 and 711, respectively. <br /> c. The construction supporting fire-rated assemblies is also required to be rated per Sections <br /> 707.5.1 and 711.2.3. Plans showing the first-floor framing, and details for the existing and <br /> new construction, should be provided. <br /> d. Openings into the passage require protection per Sections 1024.5 and 716. <br /> e. Openings may not lead directly into unoccupied rooms, including but not limited to <br /> bathrooms and storage areas. Corridor construction with additional opening protections into <br /> these spaces would be required if access is provided from the passageway. See Section <br /> 1024.5. <br /> 5. Additional exit signs are required. Signs includes all paths for spaces requiring two exits to the <br /> building exits. Additional signs should also be provided when the exits are not visible, such as <br /> the south door for the Admin room. The signs should specify emergency 90-minute back-up <br /> power per IBC Section 1013.6.3. See IBC Section 1013.1. <br /> 6. Interior and exterior emergency egress lighting is required per IBC Sections 1008.3.1 and <br /> 1008.3.2 Item 5, respectively. The lighting should specify emergency 90-minute back-up power <br /> per Section 1008.3.5. <br /> 7. The proposed project includes an occupancy change for a portion of the space from "B"to"I- <br /> 4". The plans show a new 1-hour rated wall.
