Plans showing the first-floor framing, <br /> and details for the existing and new construction, should be provided. See also IEBC Chapter <br /> 10 Alternatively, one of following may be performed: <br /> a. The entire building may be reclassified as an I-4 occupancy. Modification may be required. <br /> b. The"I-4"space may be designated as an accessory occupancy per IBC Section 508.2.3; see <br /> additional comments below. <br /> 8. The"I-4"space may be classified as an accessory occupancy if it complies with IBC Section <br /> 508.2.3. The following documentation would need to be submitted: <br /> a. The plans should include a floor plan showing all non-"B"occupancies on the second floor, <br /> and the sum of these areas should not exceed 10% of the second floor area. Hallways, <br /> bathrooms, and small storage rooms directly serving the"B"spaces do not need to be <br /> counted as accessory space. <br /> b. The"I-4"occupancy should include all spaces that are directly provided as part of or to <br /> serve this occupancy. For example, the Reception, Gentle Care, Multi-Purpose, Activity, and <br /> Exam rooms appear to constitute this occupancy. Other spaces should be included unless <br /> shown to not be part of this occupancy. <br /> 9. Opening protectives (e.g., doors, etc.) should be identified on the plans. The minimum <br /> required fire ratings should be specified per IBC Table 716.1(2). Note that the plans do not <br /> appear to include a door schedule as stated in the Floor Plan Legend on Sheet A102-P. See IBC <br /> Section 107.2.1. <br /> 10. Multiple doors in the Floor Plan on Sheet A102-P should specify minimum 18-inch clearances for <br /> accessibility, including but not limited to Doors 214, 218A, and 200. See IBC Section 1101.2 <br /> and ICC A117.1-09 Figure 404.2.3.2. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
