• 0 <br />Mr. Sanjeev Sharma <br />Z Realty Plus <br />Plan Check Number: B2006-012, First Building Review <br />August 28, 2020 <br />Architectural <br />The architectural plans on Sheets A3.01-A through A3.03-B split the plans between two sheets. <br />The break line is positioned in the same place for both halves of the building such that the <br />construction along this line is not clear. The break line should be adjusted so there is an <br />overlapping region between the sheets. Alternatively, the drawing scale allows the entire plan <br />to be shown on a single sheet. See the structural plans. The plan sheets should be revised. <br />See Section R106.1.1. <br />2. Additional smoke and CO alarms should be provided outside of Bedrooms 112, 212, and 216. <br />See Sections R314.2.2(2) (WAC) and R315.3 (WAC). <br />3. The energy code requirements on Sheet A1.01-A specify the wall insulation as "R-21 plus R-4". <br />The R-4 insulation should be continuous. This should also be revised in the credits listed below <br />See WSEC Table R406.2. <br />4. The thermal ratings for the components of the exterior envelop are listed in the "2015 WA State <br />Energy Code" section of the notes on Sheet A1.01-A. The details on Sheets A9.01 and A9.02 <br />are not consistent. Other references, sections, and details in the drawings may similarly be <br />incorrect. See Section 106.1.1 and WSEC Table R406.2. Examples include but are not limited <br />to: <br />a. The building sections on Sheets A5.01 through A5.03 should specify R-38 insulation at the <br />first floor. Alternatively, the insulation should be shown and reference the notes on Sheet <br />A1.01-A. <br />b. Exterior Wall Type D in Detail 04/A9.01 specifies "R-21+R4 batt insulation". This should be <br />R-21 plus R-4ci insulation. <br />c. Floor Assembly Detail 05/A9.01 specifies R-30 insulation. This should be minimum R-38. <br />5. Detail 14/A9.01 'shows a thickened slab edge at the slab -on -grade (SOG). This is presumed to <br />be used at the garage floor. See Section R106.1.1. The following comments should be <br />addressed: <br />a. The Foundation Plan on Sheet S4 references Detail E/S1 showing a conventional footing <br />abutted by the SOG. The details should be coordinated for consistency. <br />b. Sheet A1.01-A and the building sections on Sheets A5.01 through A5.03 specify R-10 <br />insulation under the SOG. Detail 14 does not show the insulation, and does not provide a <br />thermal break per Detail E/S1. The detail should be revised. <br />6. Detail 13/A9.01 appears to include a steel beam and references the structural drawings. The <br />structural drawings do not appear to include steel framing. The detail should be revised. See <br />Section R106.1.1. <br />7. The stairway on Sheet A6.01 and the open Upper Floor above includes guards. The details for <br />the guards and connections are not complete and should be revised. Calculations should be <br />submitted for review substantiating the design of the guards, connections, and supporting <br />framing. The loads per IBC Section 1607.8.1 should be used.
