The details for the guards <br />and connections are not complete and should be revised. Half of the lag screws do not appear <br />to connect to framing. Calculations should be submitted for review substantiating the design of <br />the guards, connections, and supporting framing. The loads per IBC Section 1607.8.1 should <br />be used. See IBC Sections 1603.1 and 1604.1. <br />Structural <br />General: <br />1. Structural and geotechnical special inspections appear to be required for this project. <br />Inspections include but are not limited to preparation of bearing soils, concrete construction, <br />and shear wall nailing. The drawings should include a table listing each type of special <br />inspection and the extent of each inspection (e.g., continuous, periodic) per IBC Section <br />1704.3.1. The table should include special requirements for seismic and wind resisting systems <br />as required by IBC Sections 1704.3.2 and 1704.3.3, respectively. See IBC Sections 107.1, <br />1704.2.3 and 1704.3. <br />2. Concrete Note 13 in the General Structural Notes on Sheet S3 specifies concrete strengths less <br />than 4,500 psi. The project appears to include concrete elements that are exposed to freeze - <br />thaw cycles and water and qualify as Class F2 concrete per ACI 318-14 Table 19.3.1.1. Per ACI <br />318-14 Table 19.3.2.1, the minimum concrete strength for Class F2 concrete is 4,500 psi. The <br />minimum concrete strength should be revised. See IBC Section 1901.2. <br />3. The roof trusses are a manufactured system designed by a fabricator. The General Structural <br />Notes should include a note specifying the trusses as a deferred submittal. The notes should <br />state the FOR for the project should review the truss design for conformance with the <br />construction drawings and approve the shop drawings prior to fabrication of the trusses. The <br />note should reference the roof plans for additional in -plane loading for trusses transferring <br />diaphragm loads to the Upper Floor shear walls. See IBC Sections 107.2.1, 107.3.4.1, and <br />1603.1.8. <br />Foundations: <br />4. The foundation details on Sheet S1 specify a 6-inch clearance between the wood framing and <br />finished grade. The wall framing and sheathing are required to be naturally -durable or <br />preservative treated wood unless a minimum clearance of 8 inches is provided. Floor framing <br />and sheathing in Detail Ai/S1 must be similarly use decay -resistant wood materials. The details <br />should be revised. See IBC Section 2304.12.1.2. <br />5. Calculations substantiating the design of the foundations are not provided and should be <br />submitted for review. The calculations should include the evaluation of the soil bearing <br />pressures.
