DR1-This drainage plan does not show drainage from the final condition of the project but is required
to After eval.ua.tjng for stormwater mitigation per MR1-9 of the City's 2010 stormwater management
manual,-show on the plan what the permanent drainage plan will be. Label any pipes with size,
material,slope1 and invert and rim elevations of cleanouts. Label the connecting structures as existing
or proposed Response:Existing base map scaled back to make proposed system stand out more.
stormwater, management Questionnaire for small projects fully addresses stormwater
•
mitigation.per MR1-9. Pipes,CBs,and cleanouts all clearly labeled.
d DRY=Sheet MD1 is referenced but is not provided in the civil set. Where is this sheet? If it is inside the
huilt'ing and'designed by others, state so,as the civil review is from the point of connection outside of
the building and beyond.Response:Reference removed, no detail needed.
e. DR1-Update the background to match the future proposal. This includes frontage improvements, the
water main, and the parking lot.All of the plan sheets except for the demo/TESC plan should be future
condition. Although the plan elements can be shaded back, they should all match. These plans are
not 100% construction drawings and need to be before the city can approve them with a permit.
Response: Existing base map hidden within proposed building area to avoid confusion.
Proposed/Existing line-types corrected so that it's easier to separate proposed from existing
during review. Note that the existing condition is to be almost exactly replaced, with the
exception of the southern driveway being replaced with sidewalk, and the northern driveway
being narrowed.
f. SW1-The sidewalk plans need to be significantly updated to match the Rucker Renewal project. The
City has completed the Rucker Renewal project in this area and these frontage improvements are now
the existing conditions. They need to be shown on the plans as the existing conditions. Perteet did the
drawings for the Rucker Renewal project,so you should be able to replace the background with those
plans to make the plans 100% construction drawings rather than the schematic linework that is
currently shown and not constructible. Response:Basemap shown is from the Hoyt Improvements
project Perteet worked on for the city, and accurately reflects existing conditions along frontage.
Existing conditions in proposed museum area is frozen to avoid confusion, and layer line types
have been corrected so that existing and proposed conditions are more easily distinguished.
Perteet is happy to walk to project with city reviewers to verify basemap reflects existing
conditions.
g. SW1-The Driveways shown on the plans are confusing. We understand that the north driveway is
being revised from the existing conditions, however has this change already been made with the
Rucker Renewal or do you need to revise what are now the existing conditions? Only show those
changes that you are [revising] beyond the new existing conditions. What about the driveway to the
south? Was this driveway installed again for interim use of the existing parking lot before the addition
is constructed or is Imagine Children's Museum no longer using this parking lot? Please explain. Show
sidewalk upgrades for the final proposed condition. If that is eliminating the driveway and installing
full height curb, gutter, and sidewalk, please update with grading details for constructability. Again,
show the museum addition rather than the parking lot to be proposed plans. Response: These
changes have not been made. Proposed construction on SW1 is based on the Hoyt
improvements as existing conditions. Existing conditions on Hoyt are the two driveways shown,
constructed during the Hoyt improvements. Proposed conditions will be narrowing the northern
driveway and eliminating the southern driveway. Sidewalk removal is to allow for construction
of building footings, and will be replaced to match existing at all sawcut points. Driveway
changes reflect the only changes too''existing grades, and are being constructed to slightly
°Wage 7 ' J
File location:X:\Imagine Children's Museum\Projects\20170263-Imagine Children's Museum Exp Ph 4\Submittals\Comment Response Letter.docx
