•
PERTEET
Comment Response Letter
2707 Colby Avenue,Suite 900,Everett,WA 98201 I P 425.252.7700 I F 425.339.6018
modified city standards (See sheet TS1), or replaced with city standard sidewalk and curb
heights. Museum shown instead of parking lot.
h. SW1—The ramp in front of the lobby but in the right of way is unacceptable. The City does not allow
ramping or other structure improvemetns in the right of way. This ramp must be removed from the
frontage, and if necessary, shall be designed inside the building in the lobby. We have discussed this
issue with the Public Works Director and the ramp will not be permitted. We will allow the crane
structure to remain., although caution that some type of clear barrier would be a good idea to be
added to avoid liability risks with potential accidents from kids climbing the structure. The sidewalk in
this area is required to have a minimum of 6' clear pedestrian travel width with no obstructions.
Another reason we cannot allow the ramp is that it does not provide this required sidewalk travel width
behind the driveways. Please revise the frontage as necessary to comply with City requirements.
Response:Architect has had discussions with Public Works Director Ryan Sass, and expressed
to Perteet that through those conversations gained permission to have ramp within the sidewalk.
Because the driveway adjacent to the ramp is being removed, there will be adequate travel space
for pedestrians who are not using the ramp.
i. SW1&TS1—Call out driveways per City Standard Drawing number and Type. The Detail shall be the
City's standard driveway type. Show grades on SW1 for constructability of anything that will be new
for construction of this project (post construction of Rucker Renewal Project). Response: City
standards not used outright, since city standards show planter adjacent to the ramp, and in this
case driveway is adjacent to sidewalk. TS1 shows this deviation in our detail, and the detail also
references city standard 317 in the notes. Grades for Sidewalk and Driveways are shown on the
grading plans so as not to crowd sheets.
j. GP1-Grading plan shall show grades for right-of-way sidewalk/driveway/curb construction. Since the
ramps are not permitted in the right of way, please remove this background and grading information
and add grades that are applicable for constructability of any frontage work that is proposed after the
Rucker Renewal project. Response:grading plans updated to reflect frontage sans ramps.
k. UT1-[update] proposed project background on all sheets including this sheet (parking lot and
frontage improvements)to show the proposed condition. Add a sewer cleanout to the side sewer and
label the size, material, and slope of the pipe. The Label for connecting the side sewer to the main is
incorrect. It may be a combined sewer, but it is not a CSO (combined sewer outfall). Eliminate this
work and just have the note read "connect to sanitary sewer". Response: Background revised as
requested, pipe slope not included since SS main elevation is not available. To be field fit during
construction.
3) The comments below were generated from this projects Stormwater Reviewer. If you have any questions please
contact Amie Roshak with the City of Everett Surface Water Department (425-257-7249 or
ARosha kOeverettwa.gov)
a. Stormwater shall be managed in accordance with City of Everett Stormwater Management
Standards current at the time the public works/building permit application package is submitted for
the city to review.
i. This project is in the combined storm/sewer area. Currently, the Stormwater code for this
area is the City's 2010 Stormwater Management Manual along with Interim Policy 2-11.
ii. Chapter 4 of the City's Design and Construction Standards and Specifications for
Development manual contains the City's stormwater Standards.
Page 3`r-F
File location:X:\Imagine Children's Museum\Projects\20170263-Im e ildren's Museum Exp Ph 4\Submittals\Comment Response Letter.docx
