permits being issued. All improvements shall be completed, approved and warranted <br /> before the Occupancy Permit is issued/final approval is granted. <br /> 2. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 3. This project must comply with the current City of Everett Building Code and Sprinkler <br /> Ordinance. <br /> 4. Special charges for connection to the sewer and water systems in accordance with <br /> Ordinance 1998-94 and subsequent revision are applicable. These charges are based <br /> on projected water usage and can be substantial. Applicant is encouraged to obtain a <br /> copy of the Ordinance and determine estimated charges prior to building permit <br /> application. The actual charges shall be computed by the Public Works Department per <br /> the ordinance in effect at the time and according to the information on the approved <br /> plans at the time of building permit issuance. <br /> 5. A bus stop pad for a shelter must be installed on 19th Ave SE. <br /> 6. The driveway on 19th Ave SE must be removed and replaced with curb, gutter and <br /> sidewalk per City Standards. <br /> 7. City streets are to be kept clear of dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 8. On-site watermain will be staked within an easement to the City. The easement will be <br /> submitted to the City prior to issuance of permits. <br /> 9. The condition of the corrugated metal pipe at the south end of the stream channel shall <br /> be assessed, and the pipe shall be replaced by the developer if the condition <br /> assessment indicates a remaining useful like of less than 25 years. As-builts of storm <br /> sewer, sanitary sewer, and water systems will be required to be submitted per City <br /> Design and Construction Standards and Specifications for Development. <br /> 10. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works <br /> Inspector. <br /> 11. Stormwater shall be managed in accordance with the City's 2010 Stormwater <br /> Management Manual. The hydrological model to be used in designing the stormwater <br /> facilities shall be Ecology's WWHM2012. <br /> 12. Lack of comment on the submitted Storm Drainage Report and plans does not indicate <br /> approval of this information. <br /> 13. The existing sewer system is incorrectly shown on the submitted plans. The construction <br /> plans to be approved by the Public Works Dept. must be correct. <br /> 14. The construction plans must be designed from a site survey performed by a licensed <br /> State of Washington land surveyor. <br /> 15. All exposed ground must be reseeded within 30 days of the completion of construction. If <br /> reseeding is not practical due to weather or seasonal problems, the ground must be <br /> covered with mulch as directed by the City Engineer. <br /> 12 <br />
