coordinated with the City's schedule for design completion, bidding, and contract award. The <br /> project schedule shall be developed based on the design-bid-build delivery method. The <br /> construction schedule shall include a high level,general list of construction activities for the <br /> project and provide an estimated contract duration and completion date. <br /> • However,the Consultant cannot predict future market conditions, or the effect of bidding <br /> competition, on the project bid price and schedule.Therefore,the Consultant cannot warrant <br /> that bids or ultimate construction cost and schedules will not vary from cost estimates and <br /> construction schedules prepared under this task. <br /> Activities: <br /> Prepare 30% (Preliminary) Estimate of Probable Construction Cost and Construction Schedule <br /> Consultant will provide a Class 4 opinion of probable construction cost (OPCC) at a preliminary design <br /> level of completion in accordance with the AACEI recommended practices.The estimate will include a <br /> construction cost contingency in accordance with AACEI guidelines, suitable to the level of detail of the <br /> design.The estimate will also include contractor overhead and profit,sales tax, and escalation to the <br /> midpoint of anticipated construction to complete a project cost estimate. A construction schedule will <br /> be prepared in conjunction with the OPCC. <br /> Prepare 60% Estimate of Probable Construction Cost and Construction Schedule <br /> The Consultant will prepare a Class 3 OPCC at 60%design in accordance with the AACEI recommended <br /> practices.The Consultant will coordinate with City staff to identify standard and non-standard bid items <br /> used for the project. The Consultant will perform a quantity takeoff and develop an itemized <br /> construction cost estimate using unit costs based on experience and recent similar project bid tabs.The <br /> construction cost estimate will include appropriate contingencies in accordance with AACEI guidelines. <br /> The Consultant will also identify possible "add-alternative" project work areas. A construction schedule <br /> will be prepared in conjunction with the OPCC. <br /> Prepare 90% Estimate of Probable Construction Cost and Construction Schedule <br /> The Consultant will prepare a Class 2 OPCC at 90% design in accordance with the AACEI recommended <br /> practices.The Consultant will coordinate with City staff to identify standard and non-standard bid items <br /> used for the project.
