• <br /> 25. All improvements directly fronting the property shall be constructed at a minimum of 1ft above the <br /> flood plain. Transitional improvements south of the property shall provide a continuous grade <br /> transition between the existing road grade to the south and the proposed road grade fronting the <br /> property. <br /> 26. The right-of-way dedication is required along the entire project frontage and shall be 35ft from the <br /> existing property line. <br /> 27. Northbound and southbound lanes for Railway Ave shall be constructed at a width of 12ft. <br /> 28. On the west side of the roadway improvements, a 6.5ft curb and sidewalk shall be constructed with <br /> storm drainage conveyance along the gutter. <br /> 29. The proposed sidewalk shall comply with accessibility standards and City of Everett Standards <br /> current at the time of construction. <br /> 30. The proposed road shall be crowned at the east end of the road to allow for future roadway <br /> expansion with future development. <br /> 31. All passenger vehicle parking on-site shall comply with City of Everett Design and Construction <br /> Standards and Specifications for Development. <br /> 32.The contractor installing the public roadway shall abide by the recommendations for the <br /> development of the public roadway, found in Section 3.5.2 of the 2009 Aspect Consulting <br /> Preliminary Geotechnical Report. <br /> 33. Special charges for connection to the sewer and water systems in accordance with Ordinance 3095- <br /> 08 (codified as EMC 14.08.135) and subsequent revision are applicable. These charges are based <br /> on projected water usage and can be substantial. Applicant is encouraged to obtain a copy of the <br /> Ordinance and determine estimated charges prior to building permit application. The actual <br /> charges shall be computed by the Public Works Department per the ordinance in effect at the time <br /> and according to the information on the approved plans at the time of building permit issuance. <br /> 34. Approval of construction plans will require demonstration that all pertinent standards and <br /> regulations are met. <br /> Planning—Steve Ingalsbe 425.257.7135 <br /> 35. Building setbacks: A 10-foot building setback is required from the west (rear) lot line. No building <br /> setbacks are required from all other lot lines. <br /> 36. Building height: The maximum allowable building height is 80 feet. <br /> 37. Landscaping: Landscape Category C applies. Landscape Category C requires a 20-foot wide <br /> landscape strip with Type Ill landscaping for industrial uses along the interior lot lines and a 15-foot <br /> wide landscape strip with Type Ill landscaping between the parking lot and Railway Avenue. A <br /> landscape modification application has been submitted to reduce the landscape width from 20 feet <br />
