• <br /> 25. All improvements directly fronting the property shall be constructed at a minimum of 1ft above the <br /> flood plain. Transitional improvements south of the property shall provide a continuous grade <br /> transition between the existing road grade to the south and the proposed road grade fronting the <br /> property. <br /> 26. The right-of-way dedication is required along the entire project frontage and shall be 35ft from the <br /> existing property line. <br /> 27. Northbound and southbound lanes for Railway Ave shall be constructed at a width of 12ft. <br /> 28. On the west side of the roadway improvements, a 6.5ft curb and sidewalk shall be constructed with <br /> storm drainage conveyance along the gutter. <br /> 29. Special charges for connection to the sewer and water systems in accordance with Ordinance 3095- <br /> 08 (codified as EMC 14.08.135) and subsequent revision are applicable. These charges are based <br /> on projected water usage and can be substantial. Applicant is encouraged to obtain a copy of the <br /> Ordinance and determine estimated charges prior to building permit application. The actual <br /> charges shall be computed by the Public Works Department per the ordinance in effect at the time <br /> and according to the information on the approved plans at the time of building permit issuance. <br /> 34.
