• <br /> • <br /> • <br /> Jill dwellings and portions of other structures used <br /> for human habitation shall be equipped with plumbing for the <br /> deliverer of a suitable supply of water and proper disposal of <br /> wastes, in accordance with existing ordirences and/or the <br /> regulations of the State Depa rtelent of Health. Rooms in which <br /> toilets are installed shall be separated from other portions of <br /> the structure by solid ixu rtitions extending from floor to ceiling <br /> with an entrance equipped with a solid door. <br /> In every pia ce of bitation occupie d by one or more <br /> families there shall be constructed within each space occupied <br /> by one family a room or rooms containing one water closet and one <br /> bath tub or shower bath for the exclusive use of said family. <br /> Each room containing one or more water closets or urinals shell <br /> be ventilated e ithe r by wi ndo ws opening to the out er a: it , or by <br /> individual vent ducts having et least sixty (60 ) sq. inches in <br /> cross section, or by a mechanical ventilating system. UUindows <br /> ventilating rooms containing water closets shell be no smaller <br /> than one-eighth (1/8) of the floor area of the room to be <br /> ventilated end no less than three (3) sq. ft. in area, and so <br /> constructed that at least forty-five (45) per cent of the window <br /> area may be left open. <br /> Section 10. Extension of Non-conforming Uses. <br /> Any use not excluded from the II-1, Manuf a ctu ring Dis- <br /> trict, which is a non-conforming use in any district in the city, <br /> may be continued by reconstruction or alteration, upon any <br /> tract of land held under one ovine rsh ip and pa rtially occupied <br /> by said use at the tine of the passage of this ordinance, pro- <br /> vided, however, that in the case of reconstruction the yard pro- <br /> visions of the district within which the Ilse may be located shall <br /> be complied with. <br /> In the case of destruction by fire or other cause, re- <br /> construction may be permitted if said reconstruction is made <br /> within one ( 1) year frorri tiara of destruction, and provided, <br /> however , that the yard pro visions of the district wi thin which <br /> the use was located shall be complied with . <br /> Section 11. Ownership Divided by a District <br /> Boundary Nine <br /> If a district boundary line cuts a property having a <br /> single ownership as of record at the time of pc ssage of this <br /> ordinance , all such property may take the least restrictive <br /> classification provided the property is developed as one unit <br /> at one time . <br /> Section 12. Private Garages. <br /> Private garages in R-1, Residential One District shall <br /> be linnit ed to nine percent (9%0) of the lot area , provided the t <br /> nothing in this regulation shall be construed so as to prevent <br /> the building of a private garage of not more than Two (2) car <br /> capacity on any lot or plot of record at the time of passage of <br /> this ordinance. <br /> -14- <br />
