Where roof drains are required, secondary emergency overflow roof drains or scuppers <br /> shall be provided where the roof perimeter construction extends above the roof in such a <br /> manner that water will be entrapped if the primary drains allow buildup for any reason. <br /> (R903.4.1) <br /> 7. Provide section specific to this structure showing construction of the common wall between <br /> units from the floor to the roof of the Penthouse shed at the stairs. Specify all plate heights <br /> at Penthouse and construction of the penthouse walls outside of the stairwell. <br /> 8. Provide framing plan for the 3rd level deck. <br /> 9. Provide details for the attachment of the guard to the deck structure. WSEC <br /> requires minimum R-10 rigid insulation thermal break at the perimeter of the slab-on- <br /> grade. The detail also shows anchor bolts"12 inches from corners". The code requirement <br /> is"There shall be a minimum of two bolts per section with one bolt located not more than <br /> 12 inches or less than 7 bolt diameters from each end of the plate section. R403.1.6 IRC <br /> 12. Openings between the garage and a private residence shall be equipped with solid wood <br /> doors not less than 1-3/8 inches in thickness, solid or honeycomb-core steel doors not less <br /> than 1-3/8 inches thick, or 20-minute fire-rated doors equipped with a self closing device. <br /> Show on plans. <br /> 13.The calculations for the concrete columns provided by the engineer do not match the <br /> details on the drawings and the foundation plan dimensions does not match the <br /> calculations or the details. Please correct. <br /> 14.The engineers stamp on the drawings is"VOID IF NOT WET STAMPED". Provide revised <br /> drawings with "wet stamped"structural review. <br /> 15. Provide minimum 3"x 3"x 1/4"plate washer on all anchor bolts. <br /> 16. Provide minimum 22"x 30"attic access, show on plans. <br /> 17. Provide attic ventilation calculations. Show size and location of attic vents on plans. <br /> 18.All braced wall panels shall be clearly marked on the plans. Provide detail for alternate <br /> braced wall panels. <br /> 19.The Roof Framing plan shows roof trusses cantilevered 11 feet beyond the support wall. <br /> Please provide truss design drawings for cantilevered trusses. <br /> 20. Specify the connection of the new foundation to the existing foundation. Show on plans <br /> and in section drawing. <br /> 21. Please provide a schedule of Special Inspections per IBC 1704.3 that are related to this <br /> project.
