Three (3) users’ perspective renderings representing foundational elements of training activities at the conceptual <br />structural/elements of the project. <br /> <br />5. Conceptual/Schematic design level floor plans and elevations of the facilities. These drawings shall define: <br />a. Interior rooms and/or compartmentalization of the structures with notes and/or graphics to indicate the nature or <br />purpose of the room. <br />b. Exterior appearance with massing. <br />c. Overall building sections. <br /> <br />6. Design Narratives (As listed above.) to define the foreseen design direction of the various structural, mechanical, <br />electrical, plumbing, training elements such as burn or other props, and other significate systems believed necessary <br />to define. <br /> <br />Packaging: Of the Preliminary Design Phase’s deliverables the team shall assemble and present the results in a <br />format supportive of the City’s efforts to apply for various funding opportunities. Rice Fergus Miller (RFM) and the <br />consultant team shall support and assist the Owner’s endeavors in assembling applications to federal and/or other <br />agencies. The team’s assistance in this stage of the work shall be to provide and/or modify the deliverable listed <br />above to strengthen and be better accommodated within the City’s application(s). <br /> <br />Further, there will be a deliberate and planned stop to the project’s progress while the various additional/outside <br />funding applications are presented to, reviewed by, and awarded by others. During this time, it will be essential that <br />the team focus on defining the scope, schedule, and fees for the Phase 1: Documentation-Construction phase that is <br />to follow. <br /> <br />It is assumed that the above defined scope of services and efforts will result in a singular design direction (Within no <br />less than two anticipated construction phases.) This scope of work does not include design development or <br />construction documents services. These services shall be components of the future Phase 1: Documentation - <br />Construction efforts and such services will be addressed as Amendments to the Agreement incorporating this <br />Proposal or under separate and independent Agreements. Based on the City’s resolution of its financial model for <br />the project moving forward, the services proposed herein shall become the foundation of the professional services <br />necessary to complete the design, secure the necessary permits, and provide the construction documents and <br />administration to bring the facility to volition. <br /> <br />In support of the above work, with its successful completion, establishment of the project’s funding model and <br />sources, and agreement on a singular plan/path to move forward it shall be necessary to extend the existing <br />Agreement or prepare a new one for the services necessary to advance the project. Generally, these services shall <br />include: <br /> <br />Phase 1: Documentation - Construction <br />a. Completion of Concept. Preliminary, and Schematic Designs of the specific plans to be advanced. <br />b. With Owner’s review and approval to advance a completed Schematic Design (SD) Package: Completion of the <br />Design Development Phase for all of Phase 1. <br />c. With Owner’s review and approval to advance the completed Design Development (DD) Package: Completion <br />of the Construction Documentation (CD) Phase for all of Phase 1. <br />d. Preparation and submittal of a Permit Package (For unusually long reviews and wait times of late this has <br />typically been scheduled around 75% - 95% CD’s.). <br />e. Assistance and support of the permitting process, <br />f. 90%-95% Construction Documents package for Owner’s review and last Cost Estimate forecast. <br />g. Preparation and issue/release of a Bid Package. <br />h. Assistance and support of the bidding process. <br />i. Construction Administration. <br />j. Project Closeout. <br /> <br />III. Additional Services <br />The following services, though they could be provided by RFM, are not included in our Scope of Basic Services <br />and, if requested, will be billed as Additional Services.
