Utilize and incorporate current City branding/graphics in collaboration with <br />communications Department. <br /> <br />8. Install a larger capacity generator and fuel supply. <br /> <br />9. Expand existing emergency generator electrical circuits. <br /> <br />10. Elevator Modernization (replacing the three (3) main elevators). This will include the <br />controllers, machines, governors, cars, hoistways, pits, cabs, door equipment, car fixtures, <br />and hall fixtures. <br /> <br />11. Replace existing fluorescent lighting with LED lighting where tenant improvements <br />occur. <br /> <br />12. Replace existing lighting controls to all floors. <br /> <br />13. Replace existing VAV boxes and ductwork where tenant improvements occur. <br /> <br />14. Replace HVAC controls all floors. <br /> <br />15. Provide a private room for nursing mothers. <br /> <br />16. Replacement of the building roofing system. <br /> <br />SCOPE OF SERVICES <br /> <br />50% Construction Documents (Design Development) (Fixed Fee) Time Duration: 8- <br />10 Weeks <br /> <br />During this phase, we anticipate a series of meetings building on the developed concept <br />design. These efforts will be organized in a fashion to move the project forward <br />efficiently and effectively within the parameters of the budget and schedule. The 50% <br />document phase will spring off from the approved schematic design. <br /> <br />Our goal will be to provide the Client with the necessary information to make educated <br />decisions throughout this phase of the project, particularly so that we can hone in on <br />strategies that will enable the project to achieve a successful design <br />within the established budget. Careful consideration of cost of material versus longevity <br />will need to be weighed to prevent the building being built for less money but with <br />compromised longevity. <br /> <br />At the conclusion of this task, the 50% Construction Documents will be reviewed by the <br />design team, Client, and stakeholders, and will be utilized to develop the cost estimate.
