<br /> <br /> <br />The design team will review the completed cost estimate and validate that it accurately <br />reflects the documents prior to the Department review. Upon review with Client and key <br />stakeholders, the estimate and design will be adjusted to ensure the project is within the <br />expected budget. <br /> <br />50% Construction Documents shall include: <br /> <br />1. Provide design development documents based on approved schematic design <br />documents. Design documents shall illustrate and describe the refinement of the design of <br />the project, establishing the scope, relationships, forms, size, and appearance of the <br />project by means of: <br /> <br />A. Code analysis and egress plans. <br /> <br />B. Architectural floor plan (including demolition floor plans and elevator <br />modernization). <br /> <br />C. Roof plan. <br /> <br />D. Reflected ceiling plan. <br /> <br />E. Finish floor Plan/Schedule of Interior Finishes. <br /> <br />F. Interior Elevations. <br /> <br />G. Up to two (2) interior renderings. <br /> <br />H. Mechanical, plumbing, and electrical plans; develop options of major building <br />systems (HVAC, mechanical, electrical, lighting, plumbing). <br /> <br />I. Specifications consisting of: <br />a. Identification of architectural materials, systems, and equipment and <br />their criteria/quality standards. <br />b. Investigation of availability and suitability of architectural materials, <br />systems, and equipment. <br />c. Coordination of similar activities of other disciplines. <br /> <br />2. Interior concepts shall be evaluated and proposed to include two (2) interior finish <br />schemes to be presented to Client and stakeholders at the end of 50% Construction <br />documents. <br /> <br />3. Issue 50% Construction Documents for Client, General Contractor, and stakeholders to <br />review. <br /> <br />4. Provide project cost estimate of probable construction costs, consultant costs, and <br />Owner costs. <br />A. Consultant services are understood to be the preparation of cost estimates at <br />the Schematic Design, Design Development (50%), and Construction Documents
