The design team will review the completed cost estimate and validate that it accurately reflects the documents prior to the Department review. Upon review with Client and key stakeholders, the estimate and design will be adjusted to ensure the project is within the expected budget. 50% Construction Documents shall include: 1. Provide design development documents based on approved schematic design documents. Design documents shall illustrate and describe the refinement of the design of the project, establishing the scope, relationships, forms, size, and appearance of the project by means of: A. Code analysis and egress plans. B. Architectural floor plan (including demolition floor plans and elevator modernization). C. Roof plan. D. Reflected ceiling plan. E. Finish floor Plan/Schedule of Interior Finishes. F. Interior Elevations. G. Up to two (2) interior renderings. H. Mechanical, plumbing, and electrical plans; develop options of major building systems (HVAC, mechanical, electrical, lighting, plumbing). I. Specifications consisting of: a. Identification of architectural materials, systems, and equipment and their criteria/quality standards. b. Investigation of availability and suitability of architectural materials, systems, and equipment. c. Coordination of similar activities of other disciplines. 2. Interior concepts shall be evaluated and proposed to include two (2) interior finish schemes to be presented to Client and stakeholders at the end of 50% Construction documents. 3. Issue 50% Construction Documents for Client, General Contractor, and stakeholders to review. 4. Provide project cost estimate of probable construction costs, consultant costs, and Owner costs. A. Consultant services are understood to be the preparation of cost estimates at the Schematic Design, Design Development (50%), and Construction Documents
