The cost estimates will include all architectural, <br />structural, mechanical, and electrical components of the work but will exclude <br />any loose fixtures, furnishings, and equipment. The fee does not include VE/cost <br />saving exercises or new estimates or amendments to the estimates necessitated by <br />additional changes in the design or by further redesigns. <br /> <br />5. Upon review of the 50% Construction Documents and project cost estimate, provide <br />one (1) round of value engineering review and recommendations. <br /> <br />6. Meet virtually to review 50% design development documents. <br /> <br />7. Obtain written approval from Client to proceed with 100% construction documents. <br /> <br />100% Construction Documents (Fixed Fee) Time Duration: 8-10 Weeks <br /> <br />Following approval of the 50% Construction Documents, the Design Team will initiate <br />the 100% Construction Document phase. The Design Team will provide those services <br />necessary to prepare drawings and other documents illustrating the general scope, scale, <br />and relationship of project components for approval by the Client. Provide construction <br />documents based on the approved design development documents. The construction <br />documents shall set forth in detail the requirements for construction of the project. <br /> <br />1. At the beginning of the 100% Construction Document phase, the design team will meet <br />with Client, General Contractor, and stakeholders to initiate the next phase. At this <br />meeting, the design team will review previous steps taken up to this point and discuss the <br />next steps for the project and any critical information needed from Client or stakeholders. <br />Minutes will be distributed to the Client and full design team throughout the process. <br /> <br />2. Provide construction documents consisting of drawings and specifications based on the <br />approved 50% Construction Documents. Design documents shall illustrate and describe <br />the refinement of the design of the project, establishing the scope, relationships, forms, <br />size, and appearance of the project by means of: <br />A. Further refine code analysis and egress plans. <br />B. Further refine architectural floor plan (including demolition floor plans and <br />elevator modernization). <br />C. Further refine roof plan. <br />D. Further refine reflected ceiling plan. <br />E. Further refine finish floor Plan/Schedule of Interior Finishes. <br />F. Further refine Interior Elevations. <br />G. Exterior and Interior Details. <br />H. Mechanical, plumbing, and electrical plans; develop options of major building <br />systems (HVAC, mechanical, electrical, lighting, plumbing). <br /> <br />3. Issue 100% Construction Documents for Client, General Contractor, and stakeholders <br />to review. <br /> <br />4. Meet virtually to review 100% Construction Documents. <br />
