The cost estimates will include all architectural, structural, mechanical, and electrical components of the work but will exclude any loose fixtures, furnishings, and equipment. The fee does not include VE/cost saving exercises or new estimates or amendments to the estimates necessitated by additional changes in the design or by further redesigns. 5. Upon review of the 50% Construction Documents and project cost estimate, provide one (1) round of value engineering review and recommendations. 6. Meet virtually to review 50% design development documents. 7. Obtain written approval from Client to proceed with 100% construction documents. 100% Construction Documents (Fixed Fee) Time Duration: 8-10 Weeks Following approval of the 50% Construction Documents, the Design Team will initiate the 100% Construction Document phase. The Design Team will provide those services necessary to prepare drawings and other documents illustrating the general scope, scale, and relationship of project components for approval by the Client. Provide construction documents based on the approved design development documents. The construction documents shall set forth in detail the requirements for construction of the project. 1. At the beginning of the 100% Construction Document phase, the design team will meet with Client, General Contractor, and stakeholders to initiate the next phase. At this meeting, the design team will review previous steps taken up to this point and discuss the next steps for the project and any critical information needed from Client or stakeholders. Minutes will be distributed to the Client and full design team throughout the process. 2. Provide construction documents consisting of drawings and specifications based on the approved 50% Construction Documents. Design documents shall illustrate and describe the refinement of the design of the project, establishing the scope, relationships, forms, size, and appearance of the project by means of: A. Further refine code analysis and egress plans. B. Further refine architectural floor plan (including demolition floor plans and elevator modernization). C. Further refine roof plan. D. Further refine reflected ceiling plan. E. Further refine finish floor Plan/Schedule of Interior Finishes. F. Further refine Interior Elevations. G. Exterior and Interior Details. H. Mechanical, plumbing, and electrical plans; develop options of major building systems (HVAC, mechanical, electrical, lighting, plumbing). 3. Issue 100% Construction Documents for Client, General Contractor, and stakeholders to review. 4. Meet virtually to review 100% Construction Documents.
