primary responsibility for QA/QC of the design drawings and specifications during <br />design. Contractor has primary responsibility to provide constructability and value <br />engineering recommendations and log and track the recommendations during design. <br /> <br />f) Review Contractor’s construction schedule, phasing plan, logistics plan and <br />subcontracting plan at the appropriate project milestones and provide input and <br />recommendations to the City’s Project Manager for consideration. Contractor has <br />primary responsibility for construction schedule, phasing plan, logistics plan and <br />subcontracting plan. <br /> <br />g) Provide assistance and support to the project team during the permitting process as <br />required or directed by the City’s Project Manager(s). Architect has the primary <br />responsibility for obtaining the permits for the project. <br /> <br />h) During the design process, and prior to the final GMP, the GC/CM Contractor may <br />recommend to the City that they authorize the release of early procurement packages <br />for long-lead-time materials/equipment and/or early bid packages for construction <br />work that would be advantageous to begin construction prior to the final GMP. <br />Parametrix will work with the project team to analyze the Contractor’s <br />recommendations and will advise the City’s Project Manager(s) on their opinion of <br />the pros and cons related to the Contractor’s recommendations. Contractor has <br />primary responsibility for ordering materials/equipment and/or releasing <br />subcontractor bid packages in a timely manner as required to ensure adherence to the <br />construction schedule. <br /> <br />Phase 2 – Task 6 - GMP Negotiation: Once the City, the Architect and the GC/CM Contractor <br />agree that the project design drawings and specifications have progressed to the point where they <br />are at least 90% complete, the Owner will request that the Contractor provide a Guaranteed <br />Maximum Price (GMP) cost estimate to construct the work. Once the GMP is received, <br />Parametrix will assist and support the team on an as-required, as-directed basis with activities that <br />may include but not be limited to: <br /> <br />1. Once the City, the Architect and the GC/CM Contractor agree that the project design <br />drawings and specifications have progressed to the point where they are at least 90% <br />complete, the Owner will request that the Contractor provide a Guaranteed Maximum Price <br />(GMP) cost estimate to construct the work. Once the GMP is received, Parametrix will assist <br />and support the team on an as-required, as-directed basis with activities that may include but <br />not be limited to: <br /> <br />a) Review the Contractor’s GMP documentation to confirm thoroughness, completeness <br />and adherence with the requirements of the contract documents. <br /> <br />b) Assist the City’s Project Manager in the review and negotiation of GMP contents, <br />including but not limited to: Subcontractor bid packages, GC/CM Self-perform work, <br />GC/CM Contingency, Negotiated Support Services, Contractor labor rates, <br />Contractor-owned rental equipment rates, Allowances, Alternates, Exclusions and <br />Assumptions. <br /> <br />c) Make recommendations to the City’s Project Manager(s) on revisions/edits to the <br />GMP for consideration of incorporation. <br /> <br />d) Provide recommendation to the City’s Project Manager(s) for approval of the final <br />GMP Amendment.
