• Identifying products for Value Engineering (VE) and engineering systems for life cycle <br /> cost design considerations recommending all work necessary to support their <br /> implementation, coordinating with the Owner& Design Team, tracking and logging their <br /> acceptance or rejection, and implementing accepted recommendations into the Project <br /> documents; <br /> • Providing cost estimating, including GMP and Negotiated Support Services budgeting; <br /> • Identifying and reconciling constructability issues in the design documents before <br /> subcontract bidding; <br /> • Identifying and initiating procurement of long lead-time materials; <br /> • Participating in Owner's Schematic Design, Design Development, and Construction <br /> Documents Phase QA/QC; <br /> • Review and identify safe work practices; <br /> • Recommending site logistics; <br /> • Assisting in providing information for the Owner's preparation of environmental permit <br /> documents; <br /> • Assisting the Owner in providing Project updates to the City Council and the public; <br /> • Assisting in public outreach efforts. <br /> 3.3 GMP Negotiations and GMP Amendment <br /> Prior to completion of the GMP Negotiations,the GC/CM,with the Owner's written approval, may <br /> opt to develop a series of smaller, defined bid packages whereby each bid package will be <br /> competitively bid and culminate in the negotiation of a defined portion of the work("mini-MACC"). <br /> Upon successful negotiation of each succeeding mini-MACC, the parties shall execute an <br /> amendment to the GC/CM Contract reflecting the increase in the Total Contract Cost.The cost <br /> of any such packages shall be included in the negotiated and agreed-upon GMP. <br /> The Contractor's GMP estimate or estimates shall be completed no later than 21 days from <br /> receipt of the documents to be used for GMP negotiations for the Project. When a GMP for the <br /> Project is successfully negotiated, the parties will, subject to the City Council's approval, sign a <br /> GMP Amendment using a modified AIA A133 Exhibit A as provided in the GC/CM Contract. If <br /> the Owner is unable to negotiate to its reasonable satisfaction any aspect of the proposed GMP <br /> Amendment, then the Owner may terminate negotiations. The Owner may, but is not obligated <br /> to, solicit bids or negotiate with the next highest-scored proposer and continue until an <br /> agreement is reached or terminate the process, or take any other action consistent with Chapter <br /> 39.10 RCW. <br /> 3.4 Construction Services <br /> Following successful negotiations of a GMP for the Project and City Council approval of the GMP <br /> Amendment, the Owner and the GC/CM Firm will execute a GMP Amendment for the <br /> construction services.
