The project appears to involve demolition of an attached garage that is connecting the main house and <br /> the detached building to remain. A demolition application has been submitted for this work, which is <br /> not correct. The garage, and the "other building" for each of the two structures to remain, should be <br /> shown in both sets of drawings and specified for demolition. The demolition of the infill garage <br /> should be shown in the Existing/Demo plans for each building. Both sets should specify the "other <br /> building" to remain as being addressed in a separate permit. Work on the building addressed by each <br /> permit to fix the exterior and other impacts by removing the infill structure should be included in <br /> associated permit for each building. <br /> 4. The proposed garage is proposed to be converted to a dwelling unit. Please note that while this is <br /> considered to be an ADU per the Planning codes,the building is considered to be a separate single- <br /> family residence (SFR) per the 2018 IRC. Criteria for ADUs per the IRC do not apply. <br /> 5. The conversion of the garage to a SFR is a change in the use. The construction drawings are required <br /> to show all existing construction and verify that it complies with the building code requirements for <br /> new construction. Where the existing construction does not satisfy the requirements for new <br /> construction, the structure must be modified. <br /> 6. The non-structural drawings have been prepared using the 2015 IBC. The documents should be <br /> revised to comply with the requirements of the 2018 IBC. <br /> 7. The floor plans should clearly distinguish between the Existing/Demo and Proposed Floor plans for <br /> each building. Currently, all sheets state "Floor Plans". <br /> 8. The drawings scales appear to have errors and should be revised. For example, the scales on Sheet <br /> A.501 appear to be %", not%" as stated. <br /> 9. The drawings include conversion of the storage room (2/A1.02)to a playroom (2/A.103). Note that per <br /> the available City of Everett and Snohomish County records, the house does not include existing space <br /> 5� <br />
