The existing configuration of the south A-occupancy space in "Building A" is not shown. Limited <br /> record documents for this area indicate a restroom area in the northeast corner that is not <br /> shown in the submitted drawings. The existing configuration should be shown. The existing <br /> configuration should be modified to comply with the current code requirements unless <br /> conditions can be shown to be previously permitted. See IEBC Section 801.3. <br /> There was a restroom in this exact space and it was permitted per 1995 1996 Daves Place <br /> plans. The existing A3-occupancy (restaurant) south of the M - occupancy of this building <br /> is not on the permit and is not part of the work of these drawings, but was shown only for <br /> general information. A note has been added to the drawings for clarification. <br /> 4. The project involves Level 2 Alterations per IEBC Chapter 8. Accessibility improvements per <br /> IEBC Section 705.2 should be included in the project. Potentially inaccessible elements <br /> include, but are not limited to, the bathrooms, drinking fountains, and parking including striping <br /> and signage. Where the building is made to be less than fully-accessible per one of the <br /> exceptions, documentation substantiating the limited accessibility improvements should be <br /> submitted for review. Where Exception 1 is used, the documentation should itemize the <br /> improvements and estimated cost of work associated with each item. See IEBC Section 806.1. <br /> ADA Parking was stripped and signs placed on site; the stripping will be noted to be re- <br /> installed and one new ADA parking sign added. The revised unisex restrooms (2) have been <br /> updated on the plans to show their ADA components. One restroom at each side of the <br /> Building A (unisex) is ADA accessible now. Entry and exit doors are existing from 1995 <br /> permitted plans and appear to be ADA compliant regarding size, closers, and hardware. <br /> We have shown the accessible routes of travel on the Egress Plan, and they will be marked <br /> on the floor to help keep these areas clear. <br /> 5. The egress routes for both M-occupancy spaces have not been determined considering <br /> shelving and other fixtures that are presumed to be in the spaces. The existing fixtures should <br /> be shown and the routes revised to show the actual travel distances. See IBC Section 1018.1. <br /> More store shelves have been added to the plans to help define the travel distances, but it <br /> must be remembered that this is an existing mercantile space, and they and other stores <br /> will change their display layouts at times without a permit from the City of Everett. Anyway, <br /> the travel distances allowed per IBC are 200' per each egress as per Table 1017.2 for a non <br /> sprinklered M occupancy with 2 exits. The existing exits are not even close to 200' for 2 <br /> exits per space. See IEBC 805.2 General, Exception #2 "Means of egress conforming to <br /> the requirements of the building code under which the building was constructed shall be <br /> considered compliant means of egress, if in the opinion of the code official, they do not <br /> constitute a distinct hazard to life." <br /> 6. Continuing with the previous comment, both M-occupancy spaces are anticipated to have <br /> egress routes exceeding 75 feet. Two exists will be required per IBC Section 1006.2.1.
