•
b. Fire-stopped or jointed at a concrete floor/ceiling assembly.
c. Continuous to the underside of the roof sheathing.
Response: See new two sheets of the shaft wall section drawing and shaft details on A-
8.9(Shaft Wall Section) and A-l 0.7 (Shaft Detail).
10. The plans should note that the exhaust fans in the dwelling units will be provided with
ceiling radiation dampers.Section 717.6.2.1 Response: Radiation dampers are not required-ducts
are located below the rated ceiling assembly (soffit). See added soffit detail #19 sheet A-10.2.
11.If insulation is provided within the roof assembly cavities as shown on Sheets A-8.x,the
result is that the insulation must be lowered a minimum of 1" (as long as the listing allows
it) and the resultant 1"attic space must then be ventilated.Section 1203.2 (or exceptions
per 1203.3) Response: The batt insulation at the roof cavity is a drafting error. It has been
removed. The intent is to have all thermal insulation above the roof deck using tapered rigid
insulation. See revised wall sections and roof/ceiling types sheets A-8.x and A-9.1.
Egress
1. Because it only joins two floors,Stair C is not an interior exit stairway (rated) but an exit
access stairway (no fire-rating required) that provides a means of egress from level P2 up
and through Level P1:
a. A barrier should be provided within the stairway to prevent persons from trying
to exit through to the lower P2 floor.Section 1023.8 Response: Door#P1-SC has
been relabeled and changed to a self closing gate. See revised A-2.1 and A-2.7
b. For clarity, exit door P108 should have a revised nomenclature on the plans to
confirm it is a door (appears to be a window).Response: The symbol for door
P108 has been corrected. See revised sheet A-2.l
c. The exit sign at door P1-SC into Stair C from level P1 should be removed.
Section 1013. Response: Exit signs have been revised. See attached floor plans.
d. An exit sign and egress lighting should be provided at exterior exit door P108.
Section 1013 Response: Exist signs have been added to all floor plans. See attached
floor plans. Lighting and emergency egress lighting is per electrical design-build
contractor.
2. The occupant load of Level P1 is greater than 10 persons and therefore the coiling garage
doors may not be used as part of the required means of egress per Section 1010.2:
a. The NE corner of the garage has an occupant load less than 29 and the common
path of travel is less than 100' and therefore complies.Table 1006.2.1 Response:
OK.
b. The common path of travel of southern half of level P1 is measured at 99'
(verification is required) however the occupant load is greater than 29 persons
and therefore requires two exits from the southern half of the garage. Response:
A pedestrian pathway has been added (and a parking stall deleted) to provide
pedestrian access between the southern half of the garage and the exit at door#P 108.
The second exit is provided by Stair A.
