The submittal documents includes a geotechnical report prepared by Associated Earth Sciences, <br /> dated May 28, 2019. The report generally specifies requirements for the design of the <br /> temporary shoring walls, with brief commentary in Section 14.0 to design the basement walls <br /> with an additional seismic surcharge. The report was initially reviewed as part of the shoring <br /> wall submittal, which identified multiple errors. As part of the response, Figure 3 was updated <br /> to represent a shoring wall system with design soil pressures that do not appear consistent with <br /> a permanent wall system of the type and depth in the drawings. Note that the original Figure <br /> 3, which has been superseded, included a pressure diagram that increased linearly to an 8-foot <br /> depth and then provided a uniform pressure. In summary, it is not clear of the revisions <br /> provide adequate recommended for the permanent basement walls. <br /> The geotechnical engineer should submit a supplemental report clarifying the recommendations <br /> for the permanent foundation system. See IBC Sections 1803.2 and 1803.6. The following <br /> recommendations should be provided: <br /> a. Recommended foundation types (IBC Section 1803.6 Item 5). <br /> b. Site class (IBC Sections 1613.3.2 and 1803.3) <br /> c. Mapped short-period and one-second response acceleration parameters (IBC Section <br /> 1613.3.1). <br /> d. Design criteria for continuous and isolated foundations (IBC Sections 1803.6 Item 5). The <br /> criteria shall include, but are not limited to, minimum foundations sizes, allowable <br /> foundation bearing pressures including increases for short-duration loads if allowed, and <br /> required preparation of bearing soils (e.g., removal of incompetent soils, compaction of <br /> native soils, replacement of native soils with compacted structural fill, etc.). <br /> e. Design criteria for deep foundations (IBC Sections 1803.5.5 and 1803.6 Item 5). <br /> f. Active earth, passive earth, hydrostatic, live surcharge (e.g., traffic), superimposed weight <br /> surcharge (e.g., building, soil), and seismic surcharge pressures, including factors of safety <br /> (IBC Sections 1610.1, 1803.5.12 Item 1807.1.1, 1807.2.2, and 1808.3.2). Note that while <br /> Section 14.0 addresses the seismic surcharge, the recommendation appears to provide a <br /> non-specific range of"8H to 11H"; the recommendation should be specific. <br /> Architectural <br /> Energy: <br /> 1. The exterior doors on the West and South Elevations of the penthouse do not appear to be <br /> included in the schedules on Sheet A-3.5. The doors should be listed with the required <br /> maximum U-factor. The doors should be identified on the elevations on Sheets A-3.0 and A- <br /> 3.1. See IBC Section 107.2.1 and WSEC-15 Section R401.2. <br /> 2. The building envelop has been design with R-38 insulation at the roof. The insulation shall be <br /> specified in the drawings.
