Detail 2/S9.01 is referenced at multiple locations along the FB-5 framing. The detail
appears to show a rim joist instead of a glulam beam. The detail references shall be revised
or removed.
29.The wood framing plans on Sheets S2.11 through S2.15 specify a Type"HR-FB-4"beam at Grid
6.9/G.5. The specification appears to be a combination of beam Types HR-1 and FB-4, and
should be revised. Note that the Type HR-1 does not appear to be designed to support the FB-
3 beam. See IBC Sections 107.2.1 and 1603.1.
30.The header at Grid F/2 on Sheets S2.11 through S2.15 shall be specified. See IBC Section
1603.1.
31.The wood framing plans on Sheets S2.11 through S2.15 show header supporting concentrated
loads from beams at multiple locations, including but not limited to Grids 6.5/G.6, 6.9/G.5, and
F/2. Calculations substantiating the beam design shall be submitted for review. See IBC
Section 1604.1.
32.The structural calculations do not include the design of wood beams FB-2 and FB-5.
Calculations substantiating the beam design shall be submitted for review. See IBC Section
1604.1.
33.The wood framing plans on Sheets S2.11 through S2.15 require bundled studs at the ends of
the beams and headers. Bundled stud specifications appear to be missing at multiple locations,
including but not limited to Grid F.8/6.1 and multiple HR-1 headers. The plans shall be revised.
See IBC Section 1603.1.
34.The geometry and features of the roof on Sheet A-2.6 may result in snow drift loads exceeding
the 25 psf flat roof snow load specified in Section 01003 "Design Live Loads / Data"of the
Structural Notes on Sheet S1.01. A drift analysis shall be performed to verify the design loads.
A diagram depicting areas subject to increased snow loads due to drifts should be added to the
Snow Loading criteria of Section 01003. The design of structural framing subjected to
increased loading shall be reviewed and revised as needed. See IBC Sections 1603.1.3 Item 5
and 1608.1, and ASCE 7-10 Sections 7.6, 7.7, and 7.8.
35.The Roof Plan on Sheet A-2.6 specifies slopes of 2%. The terrace surfaces appear similarly
sloped, though the slopes are not specified. Section 01003 "Design Live Loads/ Data"of the
Structural Notes on Sheet S1.01 specifies a flat roof snow load of 25 psf. The WABO-SEAW
White Paper"Snow Load Regulations and Engineering Practices" (August, 2000) recommends
applying an additional 5 psf rain surcharge for roof slopes less than 1/2:12 (4%) in addition to
the 25 psf snow load. The engineer-of-record should determine if this additional load should be
included in the design. The design of structural framing subjected to increased loading should
be reviewed and revised as needed.
