410 • A
Mr. Art Skotdal '
Skotdal Real Estate
Plan Check Number: B1906-031, Second Building Review - Structural
October 18, 2019
Geotechnical
1. No additional comment.
Architectural
Architectural comments issued in the first structural review letter will be addressed in the second
architectural review as needed. No additional architectural comments are provided herein.
Structural
General:
1. No additional comment.
2. This comment has not been completely addressed. The original comment stated that the
geotechnical design parameters shall be specified in Section 01004"Geotechnical Investigation"
of the Structural Notes on Sheet S1.01. See IBC Sections 107.2.1 and 1603.1.6.The following
comments shall be addressed:
a. The active pressure is specified as 35 pcf. This value corresponds to an unrestrained wall
condition. See Figure 3 of the geotechnical report. The design shall be based on a
minimum value of 55 pcf for unrestrained walls. Note that this appears to be the value
used in the supplemental structural calculations.
b. Continuing with the previous comment, the shoring system is temporary per the
geotechnical report, and therefore the basement walls must be designed for full soil loads.
Furthermore, Section 14 of the geotechnical report states that the basement walls should be
designed with the same pressures used for the shoring systems. Figure 4 specifies the
active soil pressures at deeper walls where two rows of tiebacks are provided. This criteria
shall be specified and used for the design of the walls where recommended by the
geotechnical engineer. The structural design may need to be revised. See additional
comments below.
c. The seismic, traffic, and building surcharges shall also be specified.
3. This comment has not been completely addressed. Section 01005"Required Submittal
Procedures"includes the list of deferred submittals. See IBC Sections 107.2.1, 107.3.4,
107.3.4.1, and 107.4. The following comments shall be addressed:
a. The note shall include a statement requiring the engineer-of-record to review the deferred
submittals and verify conformance with the construction documents.
b. The list includes ground improvements and prefabricated steel plate wood trusses. These
items does not appear to be included in the project scope and shall be removed.
c. No additional comment.
d. No additional comment.
S
3200 Cedar Street © 425.257.8810 O everetteps@everettwa.gov
Everett, WA 98201 425.257.8857 fax everettwa.gov/perm its
Page 2 of--;
