• •
Mr. Art Skotdal
Skotdal Real Estate
Plan Check Number: PW1907-055, First Building Review - Shoring
August 2, 2019
excavations. See structural calculation pages 79 and 130. See IBC Sections 107.2.1, 1604.1,
and 1803.6 Item 7. The following comments shall be addressed:
a. The purpose of the piles shall be verified. Design criteria for the performance of the piles
shall be obtained from the geotechnical engineer. The criteria shall include, but is not
limited to, axial transfer of loads from the piles to the supporting soil.
b. The piles appear to be located under the existing foundations. Additional documentation
clarify how the piles will be installed under the foundations shall be submitted for review.
c. The piles appear intended to directly support the existing building foundations, resulting in
the existing foundations acting as grade beams. Documentation evaluating the
performance of the existing foundations to span between and transfer load to the piles shall
be submitted for review.
d. The piles appear to require a connection to the existing buildings to transfer loading.
Details for the connections shall be included in the submittal drawings. Calculations
substantiating the design of the connections shall be submitted for review.
8. The design for the soil nail wall facing is shown in Section 16/SS4.0 and as specified in Section
00810 "Wall Facing"of the Structural Notes on Sheet SS1.0. The following comments shall be
addressed:
a. The design of the wall facing on structural calculation page 180 appears to be based on
allowable stress design (ASD) methods. The flexural wall capacity is a strength limit state
per FHWA NHI 14-007 Section 5.5.2. Revised strength capacities for the plates shall be
submitted. The capacities shall include the resistance factors per Table 5.9. See IBC
Sections 104.11 and 1604.2.
b. Page 180 indicates that the reinforcement for the wall shall be minimum WWF6x6
W2.9xW2.9. Pending verification of the flexural strength, the required reinforcement shall
be specified in the construction drawings.
This review has been performed for general compliance with the building codes as adopted and
amended by the state of Washington and the city of Everett. Corrections and comments made
during the review process do not relieve the project from compliance with code and permit
requirements. The designers-of-record are responsible for a complete design in accordance with
the laws of the state of Washington.
If you have any questions or require additional clarification, please contact us.
Respectfu l ly,
Drew Martin, P.E., S.E.
Associate Engineer/ Commercial Plans Examiner
(425)257-8813
dmartin@everettwa.gov
S:\BMartin\2019\B1906-031_R1-Shoring.docx
OO 3200 Cedar Street 0 O 425.257.8810 everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 5 of 5
