•
Mr. Tom Gaston
Applied Handling NW
Plan Check Number: B2106-060, First Building Review
June 25, 2021
Architectural
1. The location of the overall partial building plan and enlarged rack plan are not coordinated with
an overall building plan. The location of the enlarged plan within the partial plan is similarly not
clear. The drawings should be revised and coordinated to clearly indicate the location of the
proposed work. See IBC Section 107.2.1.
2. Continuing with the previous comment, it appears that the racks may be proposed in an area
already include existing racks. This may affect the fire protection requirements for the building.
The drawings should include a plan for the entire room where the racks will be located and
show all existing racks. See IBC Section 107.2.1 and IFC Table 3206.2.
3. The minimum clearance between the racks and the sprinklers should be specified. See IFC
315.3.1 and NFPA 13-16.
Structural
1. The racks have been designed per ASCE 7. The design should be performed using R=4 per
ASCE 7-16 Section 15.5.3. The design also includes R=6 for the moment frame direction. This
is only permitted per Section 15.5.3.5 if substantiated. Note that this type of rack is typically an
ordinary moment frame and limited to R=3.5. The details do not comply with the requirements
for special moment frames per AISC 341-10. The response factor should be limited to R=4 for
both directions. See IBC Sections 1613.1 and 1901.2.
2. The increased response modification factor will increase the anchor design loads by 50% for
one direction. The anchor design should be revised. See IBC Section 1604.1.
3. The anchor design is required to include an overstrength factor of n=3.0 per ACI 318-14
Sections 17.2.3.4.3(d) and 17.2.3.5.3(c). See IBC Section 1604.1.
This review has been performed for general compliance with the building codes as adopted and
amended by the state of Washington and the city of Everett. Corrections and comments made
during the review process do not relieve the project from compliance with code and permit
requirements. The designers-of-record are responsible for a complete design in accordance with
the laws of the state of Washington.
If you have any questions or require additional clarification, please contact us.
Respectfully,
Drew Martin, P.E., S.E.
Associate Engineer/ Commercial Plans Examiner
(425)257-8813
dmartin@everettwa.gov
S:\BMa rti n\2021\B2106-060_R1.docx
O3200 Cedar Street 0 425.257.8810 0everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/ er its
Page 2 of 2
