I am copying the owner because I had contacted her this morning <br />before talking with you. <br />Per our discussion, there are still things that need to be addressed in the drawings. In order to expedite approving this <br />permit, I am providing a punchlist of required updates. This email will serve as the review letter. I can review an <br />advanced electronic copy of the revised drawings to verify that all issues have been addressed. Once all issues are <br />addressed, I will advise you to submit hardcopies for final approval and processing. Please include an itemized response <br />letter to verify how each comment was addressed; a brief response is acceptable if a more detailed response is not <br />needed. <br />The following comments are not itemized with any previous comments: <br />1. The drawings indicate that the governing codes are the 2018 editions. This project was originally submitted in <br />2020 and is allowed to comply with the 2015 editions. Note that this will benefit the energy credits (see below). <br />2. All new work should be shown. Some work shown on Sheet A2.10, including but not limited to bathroom <br />fixtures, kitchen area, and as indicated in comments below, is not clearly delineated from existing construction. <br />3. The toilet adjacent to the garage does not have sufficient clearance due to the sink placement. <br />4. Drawings submitted by a previous designer, and previously approved for construction, indicate that one or more <br />interior walls in the original home may be load bearing. Section A/A6.0 indicates roof trusses. The walls should <br />be verified to be non -load bearing, or revised load paths are required. Alternatively, the drawings may specify a <br />requirement for the contractor to verify the walls are non -load bearing prior to demolition. Note that if the <br />walls are found to be load bearing during construction, a revision will be required to be submitted for review <br />and approval prior to construction; this may impact the construction schedule. <br />5. The garage space shows habitable areas, including the existing bedroom and closet, and hallway after the <br />bathroom. All space beyond the bathroom should be non -habitable space, and likely was all garage (i.e., the <br />walls and raised floor were likely added without permits). All interior wall and floor construction should be <br />shown as new. This is also new conditioned space and needs to comply with the governing code requirements <br />for insulation. <br />6. The drawings should clearly show all portions of the building envelop that require insulation. This includes the <br />new storage area door, which should be at most U=0.3. A schedule of insulation requirements should be <br />provided. <br />7. A schedule of energy credits should be included. The schedule should specify the performance requirements for <br />each selection when indicated in the selected options. The insulation schedule should be revised show <br />improved thermal performance limits when required. <br />8. The CM -alarms should be located directly outside the bedroom areas. The existing bedrooms do not have an <br />alarm. The alarm near the new bedrooms should be moved closer. The SA/CM by the half bathroom is not <br />required. <br />9. The SA -alarm new the existing bathrooms in the hallway should specify a minimum 3-foot clearance to the <br />bathroom door. <br />
