Given that an Adult Family Home is being <br /> proposed,the proposed bedrooms are required to address emergency egress provisions per IRC <br /> R325.6,which would appear to include Bedrooms 1, 2,and 3 of the Lower Floor Plan, but appear to <br /> be missing. Please clarify. IRC R325.6, R310 and it's applicable subsections. <br /> 9. The creation sleeping rooms requires additional identification of the type of sleeping room per IRC <br /> R325.3. These callouts appear to be missing from the plans. Please revise drawings to meet these <br /> provisions. IRC R325.3. <br /> 10. It is unclear on the plans if the bathrooms are receiving upgrades/alterations to accommodate the <br /> AFH requirements. Please indicate on the plans construction details demonstrating requirements <br /> such as grab bars and their blocking for water closets, bathtubs, showers, and etc. IRC R325.8 and <br /> its applicable subsections. <br /> 11. It is unclear on the plans how egress from the AFH is being addressed. The plans appear to indicate <br /> existing deck construction which would appear the need to require ramp structures per IRC R325.9. <br /> Please clarify and revise drawings as required to demonstrate the ramps, handrails,and related <br /> construction being addressed in the AFH. IRC R325.9. <br /> In order for the processing of your application to continue,it will be necessary to provide the Building <br /> Division with two new sets of revised construction documents reflecting the corrections requested. <br /> Please include a response letter indicating how the corrections were resolved. <br /> All codes cited refer to the 2015 International Residential Code (IRC), 2015 International Building Code <br /> (IBC), 2015 International Existing Building Code(IEBC),the 2015 International Fire Code (IFC),the 2015 <br /> International Mechanical Code (IMC),and/or the 2015 Washington State Energy Code(WSEC),as <br /> amended by the State of Washington and adopted by the City of Everett. The current IBC referenced <br /> standard for accessible design is the 2009"Accessible and Usable Buildings and Facilities" (ICC/ANSI <br /> A117.1). Federal ADA regulations and standards may be more restrictive. <br /> These comments address building issues only.Additional revisions or additions may be required by <br /> other departments(such as Utilities,Traffic, Planning or Fire).
