The proposed rooms (assumed bedrooms) have windows as shown in the elevation drawings. <br /> However, it is unclear from the drawings if these windows are in compliance with the emergency <br /> egress and rescue opening provisions. The elevation drawings provided do not have a scale nor do <br /> they have size requirements called out on the plans. Please clarify and revise drawings as required. <br /> IRC R310 and it's applicable subsections. <br /> 7. It appears that the proposed laundry space (assumed) is missing the local exhaust fan on the plans. <br /> Please verify and revise drawings as required. IRC M1507.4. <br /> 8. The description of work indicates that the existing garage is being converted to a living room. The <br /> creation of additional habitable space constitutes an alteration and is subjected to meeting the <br /> current energy code requirements per WSEC 503. Please provide details that address existing <br /> altered spaces to be updated to the current energy code as this appears to be missing from the <br /> construction documents. WSEC 503. <br /> In order for the processing of your application to continue,it will be necessary to provide the Building <br /> Division with two new sets of revised construction documents reflecting the corrections requested. <br /> Please include a response letter indicating how the corrections were resolved. <br /> All codes cited refer to the 2015 International Residential Code (IRC), 2015 International Building Code <br /> (IBC), 2015 International Existing Building Code(IEBC),the 2015 International Fire Code(IFC),the 2015 <br /> International Mechanical Code(IMC),and/or the 2015 Washington State Energy Code (WSEC),as <br /> amended by the State of Washington and adopted by the City of Everett. The current IBC referenced <br /> standard for accessible design is the 2009"Accessible and Usable Buildings and Facilities" (ICC/ANSI <br /> A117.1). Federal ADA regulations and standards may be more restrictive. <br /> These comments address building issues only.Additional revisions or additions may be required by <br /> other departments (such as Utilities,Traffic, Planning or Fire).
