A section should be provided showing the <br /> construction requirements and difference in elevations at the location of the steps that lead <br /> from the kitchen to the dining room. It is not clear if the stairs are concrete or timber framing. <br /> 11. Continuing with the previous comment, it is not clear if the steps are concrete or timber <br /> framing. A detail should be provided showing the requirements for the stair tread and risers. <br /> Detail should show top and bottom connections and provide protection against decay for wood <br /> framing in contact with concrete per Section R317. <br /> 12. Plans should show landings at exterior doors per Section R311.3. Landing width should be not <br /> less than the door served and have a dimension of not less than 36 inches measured in the <br /> direction of travel. See exterior door at the storage/utility room. Note that the door is currently <br /> shown as existing (see General Comment for more information). <br /> 13. It appears that the rear deck (directly outside the laundry door) and the landing for the sliding <br /> glass door in the dining room is not shown on the plans. Plans should be updated to include all <br /> existing and new work (see General Comment for more information). <br /> 14.The architectural drawings should include a schedule listing the selected energy credits for the <br /> proposed project. The building should be designed to comply with the additional energy <br /> efficiency requirements, see WSEC Section R406. <br /> 15. See Second Floor Plan, Proposed on Sheet A.03. It appears that the existing deck guard was <br /> replaced without the required permits (see General Comment). Plans should specify the existing <br /> guards to be replaced with glazed guards. Glazing in guards should be specified as safety <br /> glazing. Additional requirements for glazing in guards can be found in Section R308.4.4. A detail <br /> should be provided showing the connection to the deck, required height, and spacing of the <br /> posts. See Section 312.1 for guard requirements.
