It appears that beam FB-1 is a floor beam that <br /> supports beam RB-3. It is unclear if FB-1 is supporting the wall above and any deck or floor <br /> framing. Sheet S-5 shows beam FB-1 located directly underneath a bearing wall supporting roof <br /> framing. Structural calculations should be updated to include all loads in the beam design. <br /> 2. Continuing with the previous comment, the original construction appears to be modified without <br /> permits and the exterior wall below, where FB-1 is located, was removed resulting in <br /> discontinuous shear walls/brace walls. The lateral design has been altered and structural <br /> calculations should be provided to substantiate the new layout and design. See General <br /> Comment and Architectural Comment 1 for more information. <br /> 3. Continuing with the previous comment, the deck framing in the Southeast corner appears to be <br /> built without permits. Deck framing should be specified on the plans and shown as new <br /> framing. See Section R507 for requirements of exterior decks. See General Comment and <br /> Architectural Comment 1 for more information. <br /> a. Structural calculations should be submitted for the deck framing and supporting <br /> members. <br /> b. Details should be provided showing the shear transfer and all framing/support <br /> connections. <br /> 4. See Sheet S-4 and Page 10 of the structural calculations. It appears that Beam FB-2 does not <br /> match the structural calculations. A 5.5"x 7.25"glulam beam is specified in the calculations, <br /> but plans call for (3) 2x10. It is not clear if the two FB-2 beams meet at an existing beam or <br /> spans through the existing beam. If beam is connected to the existing beam, then plans should <br /> specify hanger or connection. The existing beam should be designed for any additional loads. <br /> 5. See Sheet S-5. It appears that the fireplace is being removed and replaced with a new full <br /> spanning beam per the note on Sheet S-5. Based on a street view of the house, the fireplace <br /> penetrates the roof and extends above the framing. The existing framing appears to not be <br /> supported by Beam RB-1 as shown, which is located at the center of the roof penetration. Plans <br /> should provide a detail showing how the roof will be infilled and how the existing framing will <br /> be supported by Beam RB-1. <br /> 6. See Detail 14 on Sheet SD-2. It appears that the new RB-1 beam has a tapered end with a 0- <br /> inch depth at the end of the taper. Calculations should be updated to reflect the detail or detail <br /> should be updated. Adjustments to strength should be taken into consideration. Note that the <br /> current calculations do not include the dead load from the ceiling framing. <br /> 7. Continuing with the previous comment, it is not clear if the connection from the 2x bracing is to <br /> the roof rafters or 2x ridge board. Provide additional details showing the connection, length of <br /> braces, and height from the ceiling to roof.
