New living space requires to comply with <br /> current residential code and energy code requirements (WSEC R502.1). Plans should show <br /> how the space complies with the current energy code requirements. Note that the energy code <br /> requires the floor slab to be insulated. See WSEC Table 402.1.1 for insulation requirements and <br /> options for existing slabs. Also, plans should provide details to show how the converted <br /> basement storage areas meet the energy code requirements. <br /> • RESPONSE: Details have been provided in plans regarding insulating the <br /> existing slab, insulating below-grade walls and other energy code requirements <br /> within the existing garage and basement areas. Details are noted on plans and <br /> can be found on page A.04. <br /> Architectural 3. It is not clear if the required smoke alarms in the primary dwelling unit and <br /> accessory dwelling unit are interconnected in such a manner that the actuation of one alarm will <br /> activate all alarms in both the primary dwelling unit and the accessory dwelling unit. If alarms <br /> are not interconnected as stated, then wall and floor/ceiling assemblies should be separated in <br /> accordance with Section R302.3.1 or R302.3.3. R302.3 <br /> • RESPONSE: Alarms will be interconnected and will activate all alarms upon one <br /> being activated. Noted on plans page A.03. <br /> Architectural 4. See First Floor Plan on Sheet A.03. It appears that the exterior walls in some <br /> areas are concrete retaining walls. Plans should provide a typical detail of the exterior walls and <br /> show required insulation. See WSEC Table R402.1.1 for insulation requirements for below- <br /> grade walls. <br /> • RESPONSE: All existing retaining walls or below-grade walls seem to be on <br /> existing records. A typical wall detail of such has been provided and noted. <br /> Interior insulation details for such walls has been added to plans and noted as <br /> mentioned in Architectural 2 response. <br /> Architectural 5. Continuing with the previous comment, plans and details should address <br /> exterior wall drainage and wall exterior waterproofing of the concrete retaining walls per IRC <br /> R405 and IRC R406. <br /> • RESPONSE: As mentioned in Architectural 5 response, all exterior retaining <br /> walls have been found in existing records. A very small portion of the SE corner <br /> is below grade. A typical detail for exterior wall drainage and waterproofing has <br /> been added to page A.04 and noted on the plans at the SE corner. <br />
