• • r
4. The guard openings need to be revised. The maximum 4"should be"not to allow passage of a 4"
sphere". The stairs should include a"not to allow passage of a 6"sphere" below the guards.
See revised descriptions on sheets A8.12 and A8.13.
5. The minimum guard height is not specified in some locations, notably the stairs and some
sections (e.g., Building 1, Sections C1 and C2 on Sheet A4.01). The typical stair details on
Sheets A8.12 do not appear to include this height.
See dimensions added on sheets A8.12 and A8.13.
6. The ramp for Building 7 is required to include a landing at the top and bottom. The landing may
overlap with the door maneuvering clearance per ICC A117.1-09 Section 405.7.5. However, the
landing should not overlap with the door itself. See the commentary for clarification of the
application of this code section.
Ramp geometry has been revised to allow for full landing at entry door. See Building 7,
drawing A4.11.
7. Detail B3/A8.13 appears to show a soffit covering on the underside of the stairway roofs. The
following comments should be addressed:
a. Clarify the soffit construction.
No soffit is provided—See revised detail B3/A8.13
b. If a soffit is provided, roof ventilation should be provided per IBC Section 1202.2.
Structural
8. Some of the stairways are connected to multiple buildings and are not provided with seismic
joints as required by IBC Section 1613.1 and ASCE 7-16 Chapter 12. These egress paths may
be damaged during an earthquake and prevent use by occupants to safely exit the
buildings. Please comment.
Each building has(2)stairs that provide access at each level, and most of the buildings
have(1)independent stair. We did not provide seismic joints because of the we feel that
egress could be accomplished via an alternate stair if needed.
9. The stairways use wood knee braces per B2/A813 with"toe-nail"-type connections between the
braces and main framing. These are expected to provide a lower-capacity and less-resistant
lateral bracing that more traditional bracing such as that used for the Building 7 ramps per Detail
B4/A4.11. The following should be addressed:
a. Please comment on the code requires for new construction and the allowed use of the
proposed wood knee braces.
The kickers were designed as a "timber frame"system per ASCE 7-16 Table 12.2-1.
b. Clarify if the braces are provided at all levels of the egress structures, including at the
roof level.
The braces are located at Stairs 1A, 3C,4A, and 5A, at each intermediate landing
and at the roof level. The braces are located at the outer row of columns, and at the
lowest intermediate landing where they are located at the inner row of columns as
well.
10. The projects include retaining the roofs over the stairways and strengthening them with
supplemental framing. The comments below are examples for specific buildings that may apply
to other buildings; the comments should not be considered as limited to the building cited. The
following comments should be addressed:
213
