• <br /> 5. The Floor Plan on Sheets A.2 though A.4 represent the existing and new walls using the same fill <br /> pattern per the wall legend. The following comments should be addressed: <br /> a. A separate pattern(s)should be used for all new walls to distinguish them from existing <br /> construction. See IBC Section 107.2.1. <br /> b. Details for the construction of the walls should be provided. The walls should include top <br /> and bottom connections to the existing construction for support. The walls and connections <br /> should be designed to resist a minimum surface load of 5 psf per IBC Section 1607.15. I�� <br /> c. The proposed project appears to include the demolition of interior walls,including finishes in <br /> the interior side of the exterior walls. The Existing Plan on Sheet A.1 should specify the ARCHITECTURE <br /> demolition of all interior walls and finishes. See also comments in the"Energy"section STUDIO <br /> below. <br /> NEW PLANS PROVIDE ALL DESIGNATIONS AND DETAILS TO CONVENTIONAL STANDARDS. <br /> Fire Protection: <br /> 6. The Floor Plans on Sheets A.2 and A.3 show a Type II hood located above an oven and adjacent <br /> to an interior wall. The following comments should be addressed: <br /> a. It appears that a Type I hood is required. See the"HOOD"definition in IMC Section 202. <br /> b. Type I hoods should have a minimum clearance on all sides of 19 inches per IMC Section <br /> 507.2.6. Alternatively,adjacent construction should comply with Section 308.4.2. Where <br /> reduced clearances are provided,details for the adjacent wall and roof construction,should <br /> be included in the architectural plans. <br /> c. The project appears to require at least one Type II hood at the dishwashing station. Type II <br /> hoods should be specified on the plans where required. See IMC Section 507.3. <br /> ARCHITECTURAL AND MECHANICAL PLANS PROVIDE FOR TYPE I OVEN EXHAUST INSTALLATION.NO <br /> DISHWASHER IS PROPOSED FOR THIS LOCATION. <br /> Accessibility: <br /> 7. The sinks in the work area should be accessible. The sink adjacent to the mop sink does not <br /> appear to comply. Clearances for all sinks should be shown. Pipe protection should be provided. <br /> See IBC Section 1102.1 and ICC A117.1-09 Section 606.1. <br /> CLEARANCE SHOWN FOR CLARITY PER ABOVE. <br /> 8. The project involves Level 3 Alterations to the building per IEBC Chapter 9. Accessibility <br /> improvements per IEBC Section 305.7 should be included in the project. Potentially inaccessible <br /> elements include,but are not limited to,the entryway doors,accessible route from the parking <br /> to the entryway doors,and parking including striping and signage. Where the building is made to <br /> be less than fully-accessible per one of the exceptions,documentation substantiating the limited <br /> accessibility improvements should be submitted for review. Where Exception 1 is used,the <br /> documentation should itemize the improvements and estimated cost of work associated with <br /> each item. Note that new work that does not address a previously-existing deficiencies does not <br /> qualify to satisfy this requirement. <br /> All ACCESSIBILITY UPDRADES INDICATED IN PLANS. <br /> 9. The bathroom on Sheet A.2 is an accessible bathroom. Additional elevations and details for the <br /> bathroom should be provided. See IBC Section 1102.1,and references below to ICC A117.1-09 <br /> unless noted otherwise. The following comments should be addressed: <br /> a. Show accessible clearances per Sections 603,604.3,and 606.2. <br /> b. Show centerline dimension for the water closet measured from the side wall per Section 604.2. <br /> c. Show centerline dimension for the sink measured from the side wall per IBC Section 107.2.1. <br /> d. Provide dimensions for the horizontal and vertical grab bars per Sections 604.5.1 and <br /> 604.5.2,and Figures 604.5.1 and 604.5.2. <br /> e.
