Violations & EMC Sections <br /> Inspection of the property reveals the following conditions and violations: <br /> The initial inspection revealed portions of the single-family residence have been altered <br /> to create additional living/sleeping spaces without required permits and approvals <br /> including: the garage and basement area. The garage and basement now contain newly <br /> finished living and sleeping areas. Records indicate there were no permits issued or <br /> finalized for finishing the basement or converting the garage to living space, The <br /> inspection on September 23, 2019, revealed that the tenants in the garage conversion <br /> and basement level family room had moved out of those spaces and no one was <br /> sleeping in those areas, There was one tenant that continues to live in the basement <br /> level unpermitted bedroom. The total number of tenants residing in the dwelling, is four <br /> unrelated individuals; three sleeping in the three upstairs bedrooms and one sleeping in <br /> the downstairs/basement bedroom. As of February 11, 2020, there have been no <br /> permits applied, issued or approved to bring this property into compliance and therefore <br /> renders the structure unlawful. This is a violation of International Residence Code <br /> (IRC) R105.1, which states; <br /> The construction, demolition and/or alteration of a structure, and unpermitted <br /> alterations is a violation of International Residential Code (IRC) R105.1, Permits <br /> required, renders the structure unlawful as defined by the International Property <br /> Maintenance Code (IPMC) 108.1.4 and is in violation of IPMC 106.1, which reads: <br /> IRC R105.1 Required, <br /> Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, <br /> demolish or change the occupancy of a building or structure, or to erect, install, <br /> enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or <br /> plumbing system, the installation of which is regulated by this code, or to cause any <br /> such work to be done, shall first make application to the building official and obtain the <br /> required permit. <br /> IPMC 108.1.4 Unlawful structure. <br /> An unlawful structure is one found in whole or in part to be occupied by more persons <br /> than permitted under this code, or was erected, altered or occupied contrary to law. <br /> Everett Police Department,Code Enforcement Unit '3002 Wetmore Ave• Everett,WA 98201 •425-257-8560 <br /> 2 \ s <br />
