Amendment 1 PSA with Brown and Caldwell for Port Gardner Storage Facility Project <br />Exhibit A Scope of Work <br />39 <br />− Progress meeting minutes <br />• Prepare an Engineer’s electronic Operation and Maintenance Manual (eO&M) in general <br />conformance to WAC 173-240-080 with the following list of topics: <br />− The assignment of managerial and operational responsibilities, including plant classification <br />and classification of required operators. <br />− A description of plant type, flow pattern, operation, and efficiency expected. <br />− The principal design criteria. <br />− A process description of each plant unit, including function, relationship to other plant units, <br />and schematic diagrams. <br />− A discussion of the detailed operation of each unit and description of various controls, <br />recommended settings, fail-safe features, etc. <br />− A discussion of how the treatment facilities are to be operated during anticipated <br />maintenance procedures, and under less than design loading conditions, if applicable, such <br />as initial loading on a system designed for substantial growth. <br />− A section on laboratory procedures, including sampling techniques, monitoring requirements, <br />and sample analysis. <br />− Recordkeeping procedures and sample forms to be used. <br />− A maintenance schedule that incorporates manufacturer's recommendations, preventative <br />maintenance and housekeeping schedules, and special tools and equipment usage. <br />− A section on safety. <br />− A section that lists the spare parts inventory, address of local suppliers, equipment <br />warranties, and appropriate equipment catalogues. <br />− Emergency plans and procedures. <br />• Host eO&M manual temporarily in SharePoint for content generation. <br />Task Assumptions <br />• Demolition Drawings (those noted as #X in drawing designation, i.e., GX-10-1001) will not be <br />included with record drawing set. <br />• Temporary facilities drawings (i.e., temporary electrical) will not be included with record drawing <br />set. <br />• Contractor will provide 2D redlined as-built drawings, which include complete and <br />comprehensive redlines for the entire contract drawing set. Although the Contractor will be <br />required to provide a BIM coordination model at the end of construction, as-built information <br />therein will not substitute for the 2D redlines. <br />• eO&M will be within a MS Project SharePoint Platform. eO&M will incorporate Manufacturer Final <br />O&M Manual submittals. <br />• Draft eO&M Manual will be submitted electronically to the Washington State Department of <br />Ecology for review and approval in accordance with WAC 173-240. Hard copies of final eO&M <br />can be printed for Ecology as a last step for agency approval. <br />• City’s 3rd party CM will create, manage, and track Corrective Work Items List <br />• City’s 3rd party CM will transmit documentation from the construction record not already in BC’s <br />possession for preparation of the Construction Completion Report. <br />Everett Responsibilities
