The project requires modified and additional framing to substantiate and improve structural load paths.
Framing improvements include but are not limited to:
a. First story interior walls, first floor and interior foundations to support new second floor loads.
Note that due to changing the character of the building, all framing the revised load paths must
support both the proposed second floor loads, 25 psf roof snow loading, and 40 psf first floor
loads. SHT A-2.0 FOUNDATION LOADS, CALCULATIONS "FLOOR SYSTEM BEAMS" .
b. The framing around the stair area. This framing, especially at the new second floor, supports stair
stringers and floor framing supporting roof loads via the cripple walls. A beam, posts, and
new/revised first floor framing and foundations may be required. The stair framing including the connection of the stringers to the supporting framing.
Construction of the landings should be shown as well. SHT A-3.0 SEC. 6 OVER STAIRWAY
d. Support of the new roof framing over the stairway opening. This framing is not provided with
cripple walls, and the spans may exceed IRC limits even with collar ties. Supplemental framing,
such as a beam spanning to adjacent walls may be required. Note that a beam may in turn
require additional strengthening of the framing in the load path, such as the storage floor framing
that must support a concentrated load. CALCULATION "ROOF RAFTERS""EXTENDED AREA"
e. The modified walls at the new roof framing. The proposed design is to increase the wall height.
However, the framing is not continuous from floor to roof framing as required. The proposed
increase in the wall height effectively creates a hinge in the wall. New exterior wall studs should
be installed that are continuous. Alternatively, horizontal-spanning framing to the adjacent
existing continuous studs may be provided, similar to king studs around a wall opening. New
studs will need to be sistered to the existing ones on each side of the discontinuous wall areas.
The number of studs added should be equal to the discontinuous studs. The storage area should be labeled as "non-habitable". NOTED ON SHT A-1.0 UPPER FLOOR PLAN.
3. The lower stair run should be widened to the exterior wall, provided that the minimum clear height is
maintained for the minimum 3-foot width. Alternatively, a minimum 3-foot tall guard wall should be
constructed to avoid a tripping hazard on this side.GUARDRAIL WAS INDICATED ON ORIGINAL
DRAWINGS.
