The sketches <br /> are not construction-level documents. Review comments have been provided to assist in <br /> revising the construction drawings. However, these are intended to provide a preliminary <br /> review only. Additional comments may be provided pending a review of the revised submittal <br /> documents. The construction drawings should be revised to clearly show the intended <br /> construction. See IRC Section 106.1.1. Noted omissions included but are not limited to: <br /> a. Clear plans and elevations for the proposed project, including all plan and elevation <br /> dimensions. <br /> b. Sections and detail references should be provided on the plans and elevations. Note that <br /> the location of the "Vertical Cross Section" on Sheet C-1 is not clear and does not appear <br /> consistent with the plans on Sheet A-2. <br /> c. Specification of all framing members. The grades and sizes for all framing should be <br /> specified. <br /> d. Specification of preservative-treated or naturally durable framing where required. <br /> e. Details for the connections between framing. The size, weather-protection (e.g., <br /> galvanizing, etc.), and number of generic fasteners should be specified. The make and <br /> model of proprietary hardware, including the size and number of fasteners, should be <br /> provided. Minimum spacing, and end and edge distances for fasteners should be specified. <br /> f. Sections and details for the foundations. <br /> 4. The submitted drawings have not been drawn to-scale. See notes on Sheet A-1 and C-1 for <br /> examples. In addition, the project includes portions that are distorted and cannot be clearly <br /> understood, such as the roof peak in the "Vertical Cross Section"on Sheet C-1. Revised scaled <br /> drawings should be submitted for review. See the Residential Construction Submittal Checklist <br /> provided in Permit Services portion of the City of Everett website: <br /> https://everettwa.gov/DocumentCenter/View/117/Residential-construction-submittal-checklist-PDF <br /> 5. The proposed drawings do not appear consistent with the existing construction of the building. <br /> See IRC Section 106.1.1. Revised drawings that accurately depict the existing and proposed <br /> construction should be submitted for review. Demolition drawings showing the existing <br /> conditions should be included. The revisions should include, but are not limited to: <br /> a. The existing building footprint is not consistent between the two levels. <br /> b. The existing and new construction should be clearly delineated. Note that appears the <br /> intended construction may be to change many or all of the interior walls on the Main Floor. <br /> The bearing walls in the building should be identified. <br /> c. The Snohomish County Assessor indicates that the basement is unfinished. All construction <br /> should be identified as new. <br /> d. The east side of the Basement level appears to include above-grade exterior windows and <br /> doors. However, this side of the basement is below-grade. <br /> 6. The proposed project includes converting the basement into a new dwelling unit. Each dwelling <br /> unit is required to have egress access to a public way. The presumed exterior door on the east <br /> side appears to open into a hillside. The design should be clarified. Where new retaining walls <br /> are required, they should be shown on the plans. Details and calculations for the design of the <br /> walls should be submitted for review per IRC Section R301.1.3. The egress door should be <br /> provided with an exterior landing per Section R311.3.
