Architectural • <br />1. The Stair Section 2/A4.3 appears to show that the stairway does not have the minimum 6'- <br />8" clearance required per Section R311.7.2. The minimum clearance should be specified. <br />The design may need to be revised if the minimum clearance is not provided. <br />Response: Section 2/A4.3 has been revised to show 7'-0" clearance. <br />2. The exiting Bedroom 2 in the Lower Floor Plan on Sheet A2.1 should be provided with an <br />egress window per Section R310.2. <br />Response: Egress window is shown on the revised sheet A2.1. <br />I The guard around the stairs per the Main Floor Plan on Sheet A2.2 appears to be intended <br />as a proprietary system. The new deck on the north side of the building also appears to <br />include a guard system per Elevation 2/A3.1; the deck guard is not shown in the plan. The <br />following comments should be addressed: <br />a. The guards and connections to the supporting framing are required to resist a 200 lb <br />load per Table R301.5. A note should be provided. <br />Response: A General note as indicated above has been added to the revised <br />Sheet A2.2. <br />b. The framing around the opening perimeter should be sufficient to facilitation the <br />connection of the guard and develop the 200 lb load. <br />Response: Same as above. <br />c. The exterior guard connections should be detailed to prevent water infiltration, <br />particularly where the deck encloses interior space below. <br />Response: A note has been added to Revised Section 1/A4.1 to indicate <br />guardrail connection to be flashed to prevent water infiltration to the deck <br />structure below. <br />4. The new exterior walls for the Lower Floor gym do not appear to include a raised foundation <br />wall, placing the wood -framed construction within 2 inches of the exterior grades. The wall <br />construction, including the siding, should be decay -resistant construction per Section R317. <br />Detail 7/S4.1 is notes as providing this clearance. However, the building sections on Sheet <br />A4.1 do not indicate this will be provided, notably where an exterior slab -on -grade occurs. <br />Response: Exterior walls to Exercise room have been revised to add a <br />concrete curb.
