exempted from the calculation of accessory building size. See Subsection K of <br /> this Section for an exception to this requirement. <br /> C. Accessory buildings, whether attached or detached shall not be located in front <br /> setback areas or street side setback areas for corner lots, except as provided by <br /> Section 39.150.D.2. <br /> D. Detached accessory buildings may be located within a required rear setback area, <br /> provided that not more than 50% of the required rear setback is covered. <br /> E. Accessory buildings located within required rear setback areas shall have a <br /> minimum interior side setback of 5 feet and corner side setback feet of 10 feet <br /> unless the zone in which the lot is located requires a greater setback, and a <br /> minimum rear setback of 5 feet, unless abutting an alley, in which case there shall <br /> be no required rear setback. <br /> F. An accessory building which is located in the rear setback area may be attached to <br /> the principal dwelling, provided that no portion of the dwelling is located within <br /> the rear or side setback areas, and all other requirements of this Title are met. <br /> G. Subdivision of the property shall not result in the accessory building(s) failing to <br /> comply with any of the requirements of this Section. Compliance with this <br /> provision may require that accessory buildings be removed or reduced in size in <br /> order for the property to be subdivided. <br /> H. Detached accessory buildings shall not exceed 15 feet in height, except as <br /> provided in Paragraph K of this Section. <br /> All detached accessory buildings with a gross floor area larger than 500 square <br /> feet shall have a roof pitch similar to the dwelling and have siding and roofing <br /> materials similar to or compatible with those used on the dwelling. No metal <br /> siding or roofing shall be permitted unless it matches the siding and roofing of the <br /> dwelling. Plans for the proposed accessory building(s) indicating siding and <br /> roofing materials shall be submitted with the application. <br /> J. The lot coverage for all structures, including the dwelling, shall not exceed 35% <br /> in the R-S or R-1 zones, or 40 percent in the R-2 zone. For lots containing <br /> environmentally sensitive areas, only those portions of the lot meeting the <br /> definition of"buildable area" may be used to calculate the lot coverage <br /> requirements provided herein. <br /> K. The Hearing Examiner, using Review Process III, may allow detached accessory <br /> buildings to exceed 15 feet in height, or to exceed 1,000 square feet in area as <br /> provided herein. The Hearing Examiner shall have the authority to deny an <br /> application for accessory buildings which exceed 15 feet in height or a total of <br />
