The type of the hot water system should be specified in the drawings per Section R306.4. <br /> Seismic restraints should be specified for tank water heaters per Section M1307.2. <br /> Structural <br /> 1. The construction drawings should include a section of structural notes specifying general <br /> requirements for the project. See IRC Table R301.2(1) and EMC Section 16.01.010(]). <br /> Standard requirements provided in this comment are based on IRC-based design criteria; <br /> criteria from other standards (e.g., ASCE 7-10, etc.) should be specified when used. The <br /> general requirements should include but are not limited to: <br /> a. Reference design standards and edition (e.g., 2015 AWC NDS). <br /> b. Gravity loads (e.g., live, snow, superimposed building weight, etc.). <br /> c. Snow design criteria. The design should consider a minimum snow load of 25 psf (EMC) <br /> unless an engineered design is performed per IRC Section 301.1.3. <br /> d. Wind design criteria. The design wind speed is Va,d=85mph (Vint=110mph) (EMC). The <br /> wind exposure category for the city of Everett is typically B, except for buildings located <br /> near open terrain or with unobstructed water views. See IRC Section R301.2.1.4 and Table <br /> R301.2.1.3. <br /> e. Weathering exposure. The weathering condition for the city of Everett is"moderate". <br /> f. Seismic design criteria. The Seismic Design Category is DZ (EMC). <br /> g. Specified material strengths (e.g., minimum concrete strengths per IRC Table R402.2, etc.), <br /> grades (e.g., all wood framing DFL #2 or better, etc.), and other general information for <br /> use in the structural construction (i.e,. all proprietary hardware specified in the drawings <br /> should be [fill in]-brand products or approved equal, etc.). <br /> 2. The exterior wall framing has been modified to remove existing openings and add new <br /> openings. Wall framing details complying with Section R602.3. Headers should comply with <br /> Section 602.7. King and jack studs should comply with Section R602.7.5. Alternatively, <br /> construction not complying with these sections should have an engineered design per Section <br /> R301.1.3 and IBC Chapter 16; calculations substantiating the design should be submitted for <br /> review. See Section R106.1.1. <br /> 3. Continuing with the previous comment, the exterior framed walls should be founded on decay- <br /> resistant sill plates located at least 8 inches above the exterior grade per Section R317.1(2). <br /> Wall framing not complying with this requirement, including sheathing and siding, should be <br /> decay-resistant materials per Item (5). <br /> 4. Framing plans for the existing roof construction should be submitted for review. The framing <br /> should comply with Section R802.5 and Table R802.5.1(5). Collar ties should be provided as <br /> needed per Section R802.3.1. Braces and bearing partitions should be provided as needed per <br /> Section R802.5.1. The framings should have uplift resistance per Section R802.11. <br /> Alternatively, trusses should be substantiated per R802.10 and R802.10.2, or an engineering <br /> evaluation should be performed per Section R301.1.3 and IBC Chapter 16; calculations <br /> substantiating the design should be submitted for review. See Section 106.1.1. <br /> 5. Framing plans for the existing ceiling construction should be submitted for review. The framing <br /> should comply with Section R802.4 and Table R802.4(1) or R802.4(2).
