The "New Floor Plan"on Sheet A-1 specifies a new glulam beam (GLB). The plans do not <br /> provide sufficient information for the size, span, and loads on the beam. The support <br /> conditions and load path to the foundation are also not specified. The design is not expected to <br /> comply with the prescriptive limits of the IRC, and therefore a structural design for the GLB and <br /> supports is required per Section R301.1.3 and IBC Chapter 16. Calculations should be <br /> submitted for review. The design should include a foundation design per IBC Chapter 18. <br /> Additional sections and details for the proposed construction should be submitted for review. <br /> See IBC Sections 107.2.1, 1603.1, 1604.1, and 1604.4. <br /> 7. The "New Floor Plan"on Sheet A-1 appears to specify a water heater located in the attic space. <br /> Sections and details for the framing platform supporting the water heater should be provided. <br /> The platform also requires a seismic load path to the roof structure or exterior braced walls; <br /> stability bracing provided for the roof framing is not adequate. The design is not expected to <br /> comply with the prescriptive limits of the IRC, and therefore a structural design is required per <br /> Section R301.1.3 and IBC Chapter 16. Calculations should be submitted for review. See IBC <br /> Sections 107.2.1, 1603.1, 1604.1, 1604.4, and 1613.1. <br /> 8. Continuing with the previous comment, seismic bracing complying with Section M1307.2 should <br /> be provided. <br /> 9. Section 2/A-1 specifies new proprietary floor joists. The construction drawings do not provide <br /> sufficient information for the size, span, and loads on the framing. The joists do not comply <br /> with the prescriptive limits of the IRC, and therefore a structural design is required per Section <br /> R301.1.3 and IBC Chapter 16. The design should include tributary loads from the interior walls, <br /> ceiling, and roof above as applicable. The joists should be detailed to provide a minimum 1/2- <br /> inch clearance from the concrete foudations, or should be decay-resistant materials per Section <br /> R317.1(4); an ledger may be required. See IBC Sections 107.2.1, 1603.1, 1604.1, and 1604.4. <br /> 10. Continuing with the previous comment, framing plans for the floor should be submitted for <br /> review. Additional framing including but not limited to interior support beams, walls, posts, and <br /> foundations should be specified. The design of the framing should comply with the prescriptive <br /> limits of the IRC. Alternatively, an engineered design should be performed per Section <br /> R301.1.3 and IBC Chapters 16 and 18; calculations substantiating the design should be <br /> submitted for review. See Section 106.1.1. <br /> 11. The construction drawings should specify the requirements for braced wall panels. See IRC <br /> Sections R106.1.3 and R602.10. The drawings should include but are not limited to: <br /> a. Braced wall line locations, lengths, and spacing. See IRC Section R602.10.1. <br /> b. Minimum number and length of wall panels per IRC Sections R602.10.2.3, R602.10.3, and <br /> R602.10.5, respectively. The submitted documentation should include calculations as <br /> needed to substantiate the number and length of the walls. <br /> c. Wall construction per IRC Section R602.10.4 and Table R602.10.4. <br /> d.
