The documents submitted in response to the intake review included brief annotations of the review <br /> letter that were not sufficiently clear to indicate the responses to the comments. A response letter is <br /> required per Item (a) above to clearly indicate how each comment has been addressed. <br /> Architectural <br /> 1. The house should have an egress path leading to a public way. The response to the intake comments <br /> ,7 <br /> stating"See Site Plan"is not sufficient; the site plan does not show the required egress. See Section <br /> R311.1. <br /> Once again, See Plan as everything is pretty much existing. Conc path shown on site plan. <br /> 2. Continuing with the previous comment, the proposed work eliminates the exit next to the garage. <br /> Egress through the garage is not allowed per Section R311.1. The new designated egress door, <br /> landings, and stairs are required to comply with Sections R311.2, R311.3, R311.7, and R311.7.8. The <br /> egress route should also comply with Section P.311.8 if a ramp is required to reach the public way. See <br /> additional structural comments below. <br /> This comment is not applicable. There is no egress window into the garage as we all know it is not <br /> allowed. There is an existing step at kitchen to the pantry. <br /> /3. The exterior door at the rear of the garage should be provided with a landing per Section R311.3. The <br /> step height for the door to landing, and landing to grade, should be specified. See Section R311.3.2. <br /> See flr plan as existing garage man door has existing 42"square landing w/ 3" height steps down to <br /> grade. <br /> /4. The construction drawings should include a note requiring the smoke/CO alarms to be hardwired, <br /> interconnected, and provided with back-up battery power as required. Alarm clearances should comply <br /> with Section R314.3 Item 4 and Section R314.3.1. <br /> It is already on the plan and added a note. <br /> _ /5. Continuing with the previous comment, a heat detector is required in the garage per Sec':ion <br /> v R314.2.3. The detector should be interconnected with the other alarms. <br /> Added a note. See floor plan <br /> 6. The construction drawings specify spray foam insulation to create a non-vented roof over the <br /> /Pantry/Den area complying with Section R806.5. Details should be included in the drawings. The <br /> l' details should show that the framing is sufficiently deep for the required insulation. <br /> Spray foam insul are to install per mfr's specs. Furred down clg jst to accommodate depth req'd. <br /> See note on exterior elevations. <br /> 7. The project appears to include installed a new raised floor system in the Pantry/Den area of the house. <br /> The following comments should be addressed: Step is exist and no new raised floor to install <br /> a. The floor is required to have insulation with a minimum thermal value of R-30. See WSEC Table <br /> R402.1.1. As required, see typical wall section sheet 4 <br /> b.
