The documents submitted in response to the intake review included brief annotations of the review letter that were not sufficiently clear to indicate the responses to the comments. A response letter is required per Item (a) above to clearly indicate how each comment has been addressed. Architectural 1. The house should have an egress path leading to a public way. The response to the intake comments ,7 stating"See Site Plan"is not sufficient; the site plan does not show the required egress. See Section R311.1. Once again, See Plan as everything is pretty much existing. Conc path shown on site plan. 2. Continuing with the previous comment, the proposed work eliminates the exit next to the garage. Egress through the garage is not allowed per Section R311.1. The new designated egress door, landings, and stairs are required to comply with Sections R311.2, R311.3, R311.7, and R311.7.8. The egress route should also comply with Section P.311.8 if a ramp is required to reach the public way. See additional structural comments below. This comment is not applicable. There is no egress window into the garage as we all know it is not allowed. There is an existing step at kitchen to the pantry. /3. The exterior door at the rear of the garage should be provided with a landing per Section R311.3. The step height for the door to landing, and landing to grade, should be specified. See Section R311.3.2. See flr plan as existing garage man door has existing 42"square landing w/ 3" height steps down to grade. /4. The construction drawings should include a note requiring the smoke/CO alarms to be hardwired, interconnected, and provided with back-up battery power as required. Alarm clearances should comply with Section R314.3 Item 4 and Section R314.3.1. It is already on the plan and added a note. _ /5. Continuing with the previous comment, a heat detector is required in the garage per Sec':ion v R314.2.3. The detector should be interconnected with the other alarms. Added a note. See floor plan 6. The construction drawings specify spray foam insulation to create a non-vented roof over the /Pantry/Den area complying with Section R806.5. Details should be included in the drawings. The l' details should show that the framing is sufficiently deep for the required insulation. Spray foam insul are to install per mfr's specs. Furred down clg jst to accommodate depth req'd. See note on exterior elevations. 7. The project appears to include installed a new raised floor system in the Pantry/Den area of the house. The following comments should be addressed: Step is exist and no new raised floor to install a. The floor is required to have insulation with a minimum thermal value of R-30. See WSEC Table R402.1.1. As required, see typical wall section sheet 4 b. The floor step at thegarage door should not exceed 7.75 inches per Section R311.3.2. See note on floor plan Page'I of 2
