Details should be provided for the handrails complying with IBC Section 1014, including the <br />height and extensions. Note that the extensions do not appear to comply with Section <br />1014.6. <br />Accessibility: <br />18. The two units on the first story should comply with the ICC A117.1-09 Chapter 10 for Type B <br />units. See IBC Sections 1107.6.2.2.2 and 1107.7.1.1. Features required to be accessible <br />include but are not limited to: <br />a. Ingress at the front door including maneuvering clearances. <br />b. Front door thresholds. <br />c. Accessible routes throughout the dwelling. <br />d. Minimum door widths. <br />e. Bathroom clearances. <br />f. Blocking for handrails in the bathrooms. <br />g. Removable counters. <br />h. Configuration of the kitchen and other facilities (e.g., washer and dryer access, etc.). <br />Energy: <br />19. The construction drawings should specify the required thermal ratings for all windows and <br />doors in the exterior walls. See WSEC-15 Table R402.1.3. <br />Miscellaneous: <br />20. The window located at the intermediate landing for the main stairs on Sheet 3 is required to be <br />safety glazing. See IBC Section 2406.4.6. <br />Structural <br />1. The project involves structural work and requires and engineered design. See IBC Section <br />107.3.4, and RCW Sections 18.43.010 and 18.43.020(8)(a). The following comments should be <br />addressed: <br />a. Structural drawings should be prepared and stamped by an engineer licensed in the state of <br />Washington. <br />b. Structural calculations substantiating the design should be submitted for review. See IBC <br />Section 1604.1. <br />2. The building includes structural modifications per the plans. The framing plans are based on <br />the IRC and have not been prepared using standard conventions for structural plans. Revised <br />structural drawings should be submitted for review. Additional comments may be provided <br />pending review of the revised drawings. See IBC Sections 107.2.1 and 1603.1. Revisions to <br />the plans should include but are not limited to: <br />a.
