Details for the connections between framing, including but not limited to the beams and the <br />joist support at the exterior wall(s), are not provided. <br />c. The infill construction shown for the South Elevation El/Sheet 4 is not provided. <br />d. The East and West elevations on Sheet 4 show new window and door openings that are not <br />existing. The exterior wall framing requires modifications. <br />e. Framing for the egress stairs from the Upper Level. The stairs should be designed for a <br />minimum 100 psf uniform load and 300-pound concentrated load. <br />3. The perimeter of the exterior wall does not appear to have adequate clearance above the <br />adjacent grade. The walls, including framing, sheathing, and siding, are required to be <br />preservative -treated or naturally -durable materials unless the minimum clearances of IBC <br />Sections 2304.12.1.2 and 2304.12.1.5. <br />4. The Lower Level wood floor sleepers are required to be preservative -treated or naturally - <br />durable materials per IBC Section 2304.12.1.4. <br />5. The project involves an occupancy change. A seismic evaluation of the building should be <br />submitted per IEBC Section 1007.3.1. Additional seismic dealing including but not limited to <br />increased shear wall and diaphragm nailing, and adding holdowns between each level and to <br />the existing concrete foundation. <br />This review has been performed for general compliance with the building codes as adopted and <br />amended by the state of Washington and the city of Everett. Corrections and comments made <br />during the review process do not relieve the project from compliance with code and permit <br />requirements.
