Thank you for your understanding and patience while your permit was <br />under review. Please see below the items we discussed during our phone conference regarding <br />the proposal at 2713 Maple Avenue. Please let me now if you have any questions. <br />1. Confirm the project will be utilizing the optional pay in -lieu of for the required open <br />space; <br />2. Submit a Landscape Modification Application and receive approval to locate parking <br />within the perimeter landscape area; <br />3. Full frontage improvements are required. These standards must meet the `Connector' <br />street standards of EMC 19.33.030. This will require either a public easement for the <br />portion of the sidewalk located on private property or a dedication of land sufficient to <br />allow the sidewalk to be located entirely within the public right-of-way. Traffic/Public <br />Works will determine which must happen; <br />4. It is not required by the Planning Division but it is encouraged to remove proposed <br />`guest parking' located between the buildings next to the entrance door to the upper two <br />units. Having a useable space for residence or more landscaping would be preferred. <br />5. EMC 19.39.030 Garbage receptacles, dumpsters and recycle bins — Placement and <br />screening. Section A states: "... Where an alley abuts a lot in any zone, the garage <br />receptacles, dumpsters, or recycle bin shall be located adjacent to the alley."
